DESCRIPTION FOR LINE OF SIGHT EASEMENT
Situate within Lot 24, Mallards at the Landings P.U.D., City
of Fort Collins, Colorado being more particularly described
as follows:
Considering the Westerly line of said Lot 24 as bearing North
00'15'00" West and with all bearings contained herein relative
thereto:
Beginning at the Northwest corner of said Lot 24; said corner
being the Point of Beginning of said Line of Sight Easement; thence North
75059'03" East 122.97 feet to a point on a curve on the West-
erly Right of Way of Seaboard Lane (according to the final plat
of said Mallards at the Landings P.U.D.); thence along said
Westerly Right of Way and along the Southerly Right of Way of
Whaler's Way the following two (2) courses and distances:
thence along said curve concave to the Southwest having a
central angle of 45'07'21" and a radius of 20.00 feet; thence
Northeasterly along the are of said curve 15.75 feet to the
beginning of a curve concave to the South having a central angle
of 07'13'09" and a radius of 865.75 feet; thence Westerly along
the arc of said curve 109.08 feet to said Northeast corner of
said Lot 24 and the Point of Beginning.
Containing 509 sq, ft., more or less, and is subject to all
existing easements and rights of way of record. Also, no fence
may encroach :into this easement, nor any landscaping which
will obstruct the line of sight as determined by City Standards
may encroach into this easement.

That portion of Lot 29, Mallards at the Landings P.U.D., City of
Fort Collins, County of Larimer, State of Colorado being more
particularly described as follows:
BEGINNING at the Northeast corner of said Lot 29; thence along
the West line of said Lot 29 South 12-38'58" West 8.00 feet;
thence South 74"00'00" East 72.57 feet to a point on the Westerly
Right of Way of Seaboard Lane; said point being on a curve concave
to the Southwest having a central angle of 62"44'53" and a radius
of 20.00 feet, the long chord of which bears North 44"16'55"
West a distance! of 20.83 feet; thence along the arc of said curve
21.90 feet to a point on the Southerly Right of Way of Whaler's
Way; thence tangent from said curve and along said Southerly
Right of Way North 75"39'21" West 19.00 feet to the beginning of
a tangent curve concave to the South having a central angle of

to the following:
1. Fences shall not exceed 42" in height and shall be of "
open design. If fences exceed 32" in height they shall
be constructed of split rail with a minimum dimension
of 12" between horizontal members.
2. Berms, hedges, and shrubs shall not exceed 32" in heigt.
3. Tree planting shall be restricted to deciduous trees
only. The lowest branch of any tree shall be no less
than. 42" from grade.
4. This restriction applies to any new landscaping, fencing,
