EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS that Burns Ranches, Inc.,
a Colorado Corporation represented by the undersigned, being
the owner of the following described property in Larimer
County, Colorado, to wit:
See Attached Exhibit A
does hereby transfer and convey to the City of Fort Colins,
Colorado for public use a temporary access easement over said
property. Said temporary access easement shall expire upon
platting and construction of a permanent street in its place.
It is understood by the undersigned that, by acceptance
of this dedication, the City of Fort Collins will not accept
the duty of maintenance of such access easement.

Legal Description of Easement
An easement on, over and across a tract of land located
in the Northeast Quarter of Section 29, Township 7 North,
Range 69 West of the 6th Principal Meridian, City of Fort
Collins, County of Larimer, State of Colorado, being more
particularly described as follows:
Considering the East line of the Northeast Quarter of said
Section 29 as bearing, South 00 degrees 45' 00" West, from a
found Aluminum Cap at the Northeast corner of said Section 29
to a found brass cap at the East Quarter corner of said
Section 29 and with all bearings contained herein relative
thereto:
Commence at the Northeast corner of said Section 29;
thence along the East line of the Northeast Quarter of said
Section 29, South 00 degrees 45'00" West, 1646.87 feet;
thence, South 88 degrees 56' 21" West, 449.71 feet, to the
POINT OF BEGINNING; thence, South 01 degree 03139" East,
100.00 feet; thence, South 88 degrees 56121" West, 100.00
feet; thence, North 01 degree 03139" West 100.00 feet, thence
North 88 degrees 56121" East, 100.00 feet, to the Point of
Beginning.
The above described tract contains 10000 square feet,
more or less and is subject to all easements, rights -of -way
and restrictions now on record or existing.

dedicated on that certain temporary access easement
dedication dated December 20th 1 1991, between Burns
