UTILITY EASEMENT DEDICATION
Everitt Enterprises Limited Partnership No. 1, a Colorado limited partnership, being the owner and
proprietor of the land described on "Exhibit A," attached and incorporated by this reference, dedicates,
transfers, and conveys to the City of Fort Collins, Colorado for public use a permanent utility easement in
the City of Fort Collins, Larimer County, Colorado, more particularly described on said "Exhibit A."
DATED this 1S day of December, 1989.
The owner acknowledges that, by acceptance of this Dedication, the City of
Fort Collins does not accept the duty. of maintenance of such easement.

hereon described and established that the owner and proprietor of record of said property as construed in C.R.S.
1973, 31-23-111, is as shown hereon as of said date.
An easement 5 feet in width on, over and across a tract of land
located in the Northeast Quarter of Section 6, Township 6 North,
Range 68 West of the 6th P.M., City of Fort Collins, County of
Larimer, State of Colorado, with the side line of said easement
being 5 feet south as measured at right angles and parallel with
the line being more particularly described as follows:
Considering the North line of the Northwest Quarter of said Sec-
tion 6 as bearing South 89°37'23" East, and with all bearings
contained herein relative thereto:
Commencing at the North Quarter corner of said Section 6; thence,
South 0021127" East, 28.01 feet to the Southerly right-of-way of
Colorado State Highway No. 68 (Harmony Road); thence along said
right-of-way, South 89°40'53" East, 557.31 feet; thence, South
0`21'27" East, 393.07 feet; thence, South 89033157" East, 16.00
feet; thence, North 89°38'33" East, 189.34 feet; thence, South
0021127" East, 112.35 feet to the POINT OF BEGINNING; thence,
North 89°38'33" East, 516.39 feet to the Easterly terminus of
said line.
The above described easement contains 2582 square feet and is
subject to all easements, rights -of -ways and restrictions now on
record or existing.
