ORDINANCE NO.181 , 1980
OF THE COUNCIL OF THE CIT7_0r FORT COLLINS
BEING AN ORDINANCE ANNEXING PROPERTY KNOWN AS THE
HUNTINGTON MEWS ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
WHEREAS, heretofore, a written petition, together with four prints of
an annexation map was filed with the City Clerk of Fort Collins requesting
the annexation of certain territory more particularly described below to
the City; and
WHEREAS, the City Council has found and determined and does hereby
find and determine that said petition is in substantial compliance with the
provisions of Section 31-12-107 of the Colorado Revised Statutes, 1973, as
amended; and
WHEREAS, the owners of 100% of the property to be annexed have peti-
tioned for said annexation; and
WHEREAS, not less than one -sixth (1/6th) of the perimeter of the area
to be annexed is contiguous with the City of Fort Collins and a community
of interest exists between the territory to be annexed and the City of Fort
Collins; and the territory to be annexed is urban or will be urbanized in
the near futire; and such territory is integrated or is capable of being
integrated with the City of Fort Collins; and
WHEREAS, none of the provisions of Section 31-12-105 of the Colorado
Revised Statutes, 1973, as amended, are violated by the annexation of this
territory to the City; and
WHEREAS, no election is required under the provisions of Section
31-12-107(2) of the Colorado Revised Statutes, 1973, as amended; and no
additional terms and conditions are to be imposed in connection with this
annexation; and
WHEREAS, the territory is eligible for annexation; and the City
Council desires to annex the same to the City of Fort Collins.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS:
Section 1. That all of the territory more particularly described as
situate in the County of Larimer, State of Colorado, to -wit:
N tract of land situated in Section 12, Township 6
North, Range 69 West of the 6th P.Mi., and Section 7,
Township 6 North, Range 68 West of the 6th P.M.,
County of Larimer, State of Colorado, being more
particularly described as follows: Considering the
north line of the northwest quarter of said Section 12
as bearing S 89006'33" E and with all bearings contain-
ed herein relative thereto; beginning at the north 1/4
corner of said Section 12, proceed thence S 89009'25"
E, 2683.95 feet along the north line of the northeast
quarter of said Section 12 to the northeast corner of
said Section 12; thence S 00002'19" W, 1360.70 feet
along the east line of the northeast quarter of said
Section 12, thence leaving said east line of the
northeast quarter of said Section 12 S 89057'41" E,
30.00 feet; thence S 26022'41" E, 570.20 feet; thence S
09035'47" W, 216.64 feet; thence S 23°08'19" W, 554.90
feet; thence N 89°57 41 IN, 30.00 feet to the existing
east 1/4 corner of said Section 12; thence S 00°03'37"
W, 568.09 feet to an existing property corner; thence N
89"56'23" W, 530.00 feet to an existing property
corner; thence S 00°03'37" W, 85.58 feet to an existing
property corner; thence N 87' 29'45" W, 258.21 feet to
an existing property corner; thence N 87°29'30" W,
715.82 feet to an existing property corner; thence N
87"47'30" W, 750.07 feet to an existing property
corner; thence N 60*08'29" W, 509.70 feet to an exist-
ing property corner; thence N 00°15'13" E, 343.38 feet
more or less to the center 1/4 corner of said Section
12: thence N 89040 22 W, 2218.87 feet more or less
along the south line of the northwest 1/4 of said
Section 12 to the existing southeast corner of the
Kelmar Strip, Second Filing, a subdivision on file in
the office of the Larimer County Clerk and Recorder,
Colorado; thence along the east line of said Kelmar
Strip, Second Filing, N 00°24'32" W, 1332.30 feet to
the existing northeast corner of said Kelmar Strip,
Second Filing; thence S 88057'22" E, 1634.53 feet to an
existing property corner; thence N 00°29 24 E, 344.09
feet to an existing property corner; thence N 64037'06"
WW, 239.99 feet to an existing property pin; thence N
31"12'14" W 353.28 feet to an existing property pin;
thence N 18052'04" W, 298.33 feet; thence N 10023'28"
W, 295.53 feet to an existing property corner; thence S
89-06-33" E, 1152.81 feet more or less along the north
line at the northwest 1/4 of said Section 12 to the
north 1/4 corner of said Section 12 and the true point

of beginning. The above described tract contains
296„34 acres more or less gross and is subject to all
easements, rights -of -way, or restrictions as now on
record and is subject to a county road right-of-way
over the east 30' thereof as now in use.

of said City, to be known as the Huntington Mews Annexation.
Section 2. That in annexing said territory to the City of Fort
Collins, the City of Fort Collins does not assume any obligation respecting
the construction of water mains, sewer lines, gas mains, electric service
lines, streets or any other services or utilities in connection with the
territory hereby annexed except as may be provided by the ordinances of the
City of Fort Collins.
Section 3. Within ninety (90) days from the date this Ordinance
becomes effective, no building permit shall be issued for any of the lands
herein described unless said lands have been zoned under the zoning ordi-
nances of the City.
