ORDINANCE NO. 32 , 1986
OF THE COUNCIL OF THE CITY OF FORT COLLINS
ANNEXING PROPERTY KNOWN AS THE
SEVEN SPRINGS/HAHN ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
WHEREAS, Article II, Section 30 of the Constitution of the State of
Colorado requires that one of the following conditions be met before an
unincorporated area be annexed to a municipality:
1. The question of annexation be submitted to a vote of the
landowners and registered electors of the area to be annexed
and the majority of such persons voting, vote in favor of
annexation; or
2. The annexing municipality receive a petition for annexation
signed by more than 50% of the landowners in the area who
own more than 50% of the land; or
3. The area to be annexed be entirely surrounded by or be
solely owned by the annexing municipality; and
WHEREAS, 100% of the landowners in the Seven Springs/Hahn Annexation
area have signed a petition for annexation; and
WHEREAS, not less than one -sixth (1/6th) of the perimeter of the area
to be annexed is contiguous with the City of Fort Collins and a community
of interest exists between the territory to he annexed and the City of Fort
Collins; and the territory to be annexed is urban or will be urbanized in
the near future; and such territory is integrated or is capable of being
integrated with the City of Fort Collins; and
WHEREAS, no election is required and no additional terms and
conditions are to be imposed in connection with this annexation; and
WHEREAS, the Council has found and determined and does hereby find and
determine that said petition is in substantial compliance with the
annexation laws of the State of Colorado and that the territory is eligible
for annexation, and the City Council desires to annex the same to the City
of Fort Collins; and
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS:
Section 1. That the following described property
A tract of land located in the Northwest quarter and in the South
half of Section 3, and in the East half of Section 4, all being
in Township 6 North, Range 69 West, of the 6th P.M. of Larimer
County, Colorado, being more particularly described as follows:

Considering the South line of the said South half of Section 3 as
bearing South 90°00'00" East and with all bearings contained
herein relative thereto:
Commencing at the Southwest corner of said Section 3 being the
True Point of Beginning; thence along the said South line, South
90°00'00" East 940.02 feet to a point which is 1700.41 feet West
of the South quarter corner of said Section 3 (as measured along
the said South line); thence North 00°00'00" East 100.00 feet to
a line which is 100.00 feet (measured at right angles) North of
and parallel with the said South line of Section 3; thence along
said parallel line, North 90°00'00" East 4244.95 feet to a line
which is 100.00 feet (measured at right angles) West of and
parallel with the East line of the said South half of Section 3;
thence along said parallel line, North 00°01'37" West 2074.95
feet to the South line of the Plat of The Ridge, a plat of record
with the Clerk and Recorder of said Larimer County; thence along
the said South line of The Ridge, and along the South line of the
North 30 acres of the Southwest quarter of said Section 3, South
89°44'03" West 5154.05 feet to the East right-of-way of South
Taft Hill Road (County Road 19); thence along said East
right-of-way, North 00000'00" East 3149.54 to the North line of
the said Northwest quarter of Section 3; thence along said North
line, North 89°54'39" West 30.00 feet to the Northwest corner of
said Section 3; thence along the boundary of the Plat of Seven
Springs Ranch P.U.U. - First Filing, a plat of record with the
said Clerk and Recorder of Larimer County, the following five (5)
courses and distances (1) South 89°41'36" West 2690.91 feet; (2)
South 00°30'21" East 5322.21 feet; (3) North 89013'28" East
1918.13 feet; (4) North 00°00'00" East 300.00 feet; (5) North 890
13'28" East 696.00 feet to the West right-of-way of the said
South Taft Hill Road; thence along said West right-of-way, South
00000'00" West 300.00 feet to the South line of the said East
half of Section 4; thence along said South line, North 89°13'28"
East 30.00 feet to the True Point of Beginning.
The above described tract contains 570.31 acres and is subject to
all easements and rights -of -way now existing or of record.
be, and it hereby is, annexed to the City of Fort Collins and made a part
of said City, to be known as the Seven Springs/Hahn Annexation.
Section 2. That in annexing said territory to the City of Fort
Collins, the City of Fort Collins does not assume any obligation respecting
the construction of water mains, sewer lines, gas mains, electric service
lines, streets or any other services or utilities in connection with the
territory hereby annexed except as may be provided by the ordinances of the
City of Fort Collins.
Section 3. That within ninety (90) days from the date this Ordinance
becomes effective, no building permit shall be issued for any of the lands
herein described unless said lands have been zoned under the zoning ordi-
nances of the City.
