ORDINANCE NO. 32, 1990
OF THE COUNCIL OF THE CITY OF FORT COLLINS
ANNEXING PROPERTY KNOWN AS THE
MAXWELL ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
WHEREAS, the area to be annexed is solely owned by the City of Fort
Collins and is not solely a public street or right-of-way; and
WHEREAS, the Council has found and determined and does hereby find and
determine that it is in the best interests of the City to annex said area
to the City.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the following described property, to wit:
The Northeast 1/4 of the Northwest 1/4 of Section 20, Township 7
North, Range 69 West of the 6th P.M., less Tract "B" as described
in Book 910, Page 155 of the Larimer County, Colorado Records,
And also the Northwest 1/4 of the Northwest 1/4 of Section 20,
Township 7 North, Range 69 West of the 6th P.M., and also the
Southeast 1/4 of the Northwest 1/4 of Section 20, Township 7
North, Range 69 West of the 6th P.M., less Tract "C" as described
in Book 910, Page 155 of the Larimer County, Colorado Records,
And also the North 1/2 of the Northeast 1/4 of the Southwest 1/4
of Section 20, Township 7 North, Range 69 West of the 6th P.M.,
and also a square tract of land 120.00 feet on a side, located in
the South 1/2 of the Northeast 1/4 of the Southeast 1/4 of said
Section 20, the North side of the tract being on the boundary of
said South 1/2 of the Northeast 1/4 of the Southwest 1/4 of
Section 20 and the East side of the tract being 500.00 feet
westerly of the East boundary of said South 1/2 of the Northeast
1/4 of the Southwest 1/4, less the West 1/2 of the Northwest 1/4
of the Northeast 1/4 of the Southwest 1/4 of Section 20, and less
part of Tract "C" as described in Book 910, Page 155, Larimer
County Records,
And also the Southwest 1/4 of the Northwest 1/4 of Section 20,
Township 7 North, Range 69 West of the 6th P.M., less the land
described in Book 1182, Page 409 and less the land described in
Book 849, Page 242, Larimer County, Colorado Records.
This land is more particularly described by a boundary survey by
the City of Fort Collins as:
A tract of land situate in the West One -Half of Section 20,
Township 7 North, Range 69 West of the 6th P.M., Larimer County,
Colorado, which considering the North line of the Northwest
Quarter of said Section 20 as bearing N 84°42'57" E and with all

bearings contained herein relative thereto is contained within
the boundary lines which begin at the North quarter corner of
said Section 20 and run thence S 00'11'40" W 1350.14 feet to the
Southeast corner of the Northeast Quarter of the Northwest
Quarter of said Section 20, thence S 00'12 30 W 2032.08 feet to
a point on the East line of the Southwest Quarter of said Section
20; thence S 87°21'40" W 500.25 feet; thence S 02°40'18" E 120.17
feet; thence S 86'59'15" W 119.53 feet; thence N 02°40'21" W
120.35 feet; thence S 87°21'41" W 395.44 feet; thence
N 00030'01." W 666.57 feet; thence S 86°49'05" W 1088.03 feet;
thence N 26°35'03" W 601.58 feet; thence N 00"41'57" E 102.36
feet; thence S 86°30'57" W 51.01 feet; thence N 26°35`03" W
642.38 feet; to a point on the West line of the Northwest Quarter
of said Section 20; thence N 00'06'25" W 58.23 feet to the
Southwest corner of the Northwest Quarter of the Northwest
Quarter of said Section 20; thence N 00°05'24" W 1301.27 feet to
the Northwest corner of said Section 20; thence N 84'42'57" E
2738.40 feet to the point of beginning; less Tracts "B" & "C" as
described in Book 910, Page 155, Larimer County, Colorado
Records.
Containing 168.2280 acres.
be, and hereby is, annexed to the City of Fort Collins and made a part of
said City, to be known as the Maxwell Annexation.
Section 2. That, in annexing said property to the City, the City does
not assume any obligation respecting the construction of water mains, sewer
lines, gas mains, electric service lines, streets or any other services or
utilities in connection with the property hereby annexed except as may be
provided by the ordinances of the City.
Section :3. That the City hereby consents, pursuant to Section
37-45-136(3.6), C.R.S., to the inclusion of said property into the
Municipal Subdistrict, Northern Colorado Water Conservancy District.
Introduced, considered favorably on first reading, and ordered
published this 3rd day of April, A.D. 1990, and to be presented for final
passage on the 17th day of April, A.D. 1 90.
