STANDARD NOTES
1. REFER TO UTILITY PLANS FOR LOCATION OF UTILITIES AND DRAINAGE FACILITIES
2. DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY OTHER
CONSULTANTS SO THAT THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER CONSTRUCTION DOES NOT CONFLICT
NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS.
3. THE BUILDINGS WILL BE EQUIPPED WITH AN AUTOMATIC FIRE EXTINGUISHER SYSTEM MEETING THE REQUIREMENTS
OF THE POUDRE FIRE AUTHORITY.
4. SIDEWALKS AND RAMPS SHALL BE CONSTRUCTED IN COMPLIANCE WITH THE AMERICANS WITH DISABILITIES ACT.
HANDICAP ACCESSIBLE ROUTES SHALL SLOPE NO MORE THAN 1:20 IN DIRECTION OF TRAVEL AND NO MORE THAN
1:48 CROSS SLOPE.
5. ROOFTOP AND GROUND -MOUNTED MECHANICAL EQUIPMENT SHALL BE TOTALLY SCREENED FROM PUBLIC VIEW
FROM SIDEWALKS, ADJACENT PROPERTIES AND PUBLIC STREETS. IN CASES WHERE PARAPETS DO NOT ACCOMPLISH
SUFFICIENT SCREENING, THEN FREE-STANDING METAL SCREEN WALLS, MATCHING THE PREDOMINANT COLOR OF THE
BUILDING, SHALL BE CONSTRUCTED.
6. BUILDING -MOUNTED AND POLE -MOUNTED LIGHT FIXTURES SHALL FEATURE SHARP CUT-OFF, DOWN -DIRECTIONAL
LUMINARIES.
7. TRASH DUMPSTERS, TRASH COMPACTORS, PALLET RACKS, AND MISCELLANEOUS OBJECTS SHALL BE TOTALLY
SCREENED FROM PUBLIC VIEW.
8. ALL SIGNAGE SHALL COMPLY WITH CITY OF FORT COLLINS SIGN CODE. ON -SITE DIRECTIONAL SIGNAGE SHALL
CONTAIN NO REFERENCES TO ADVERTISING, LOGO, TRADEMARK, SYMBOL, OR OTHER COMMERCIAL MESSAGE, AND SHALL
NOT EXCEED FOUR (4) SQUARE FEET.
9. ELECTRICAL TRANSFORMERS SHALL NOT BE LOCATED ALONG HARMONY ROAD FRONTAGE UNLESS TOTALLY
SCREENED FROM VIEW FROM THE PUBLIC RIGHT-OF-WAY BY A SOLID ENCLOSURE THAT MATCHES THE PREDOMINANT
BUILDING MATERIAL OF THE CLOSEST BUILDING. FOR ALL OTHER LOCATIONS, ELECTRICAL TRANSFORMERS SHALL BE

1. THE LANDSCAPE ARCHITECTURAL SITE PLAN IS TO BE USED IN CONJUNCTION WITH THE CIVIL, IRRIGATION, ELECTRICAL, AND ARCHITECTURAL CONSTRUCTION
DOCUMENTS AND SPECIFICATIONS TO COMPLETE THE SITE INFORMATION.
2. LOCATIONS OF EXISTING BURIED UTILITY LINES SHOWN ON THE PLANS ARE BASED UPON BEST AVAILABLE INFORMATION AND ARE TO BE CONSIDERED
APPROXIMATE. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO VERIFY THE LOCATIONS OF UTILITIES ADJACENT TO WORK AREA. THE CONTRACTOR IS
RESPONSIBLE FOR THE PROTECTION OF ALL UTILITY LINES DURING THE CONSTRUCTION PERIOD.
3. PRIOR TO THE COMMENCEMENT OF WORK, THE LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR LOCATING ALL UNDERGROUND UTILITIES AND AVOIDING
DAMAGE TO ALL UTILITIES DURING THE COURSE OF WORK. THE LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR REPAIRING ANY AND ALL DAMAGE TO UTILITIES,
STRUCTURES, SITE APPURTENANCES, ETC. THAT OCCURS AS A RESULT OF THE LANDSCAPE CONTRACTOR.
4. PEDESTRIAN AND VEHICULAR ACCESS TO ALL ADJACENT PROPERTIES SHALL BE SAFE AND CLEARLY MARKED THROUGHOUT THE CONSTRUCTION PROCESS.
5. THE CONTRACTOR IS RESPONSIBLE FOR VERIFYING ALL QUANTITIES SHOWN ON THE PLANS BEFORE PRICING THE WORK.
6. NO MATERIAL SUBSTITUTIONS SHALL BE MADE WITHOUT LANDSCAPE ARCHITECT'S APPROVAL.
7. INSTALLATION OF LANDSCAPE AND IRRIGATION SHALL CONFORM TO ALL APPLICABLE STATE AND LOCAL CODES AND SPECIFICATIONS
8. LANDSCAPE CONTRACTOR SHALL EXAMINE THE SITE CONDITIONS AND NOTIFY THE GENERAL CONTRACTOR IN WRITING OF UNSATISFACTORY CONDITIONS. DO
NOT PROCEED UNTIL CONDITIONS HAVE BEEN CORRECTED.
9. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO PROVIDE ALL SUBMITTALS, CUT SHEETS, AND SOIL TEST RESULTS TO THE LANDSCAPE ARCHITECT FOR
APPROVAL PRIOR TO THE COMMENCEMENT OF WORK. SEE SPECIFICATION FOR DETAILED SUBMITTAL INFORMATION.
10. CONTRACTOR SHALL PROVIDE SIX INCHES OF TOPSOIL AT ALL SOD AND SEED LOCATIONS AND TWELVE INCHES OF TOPSOIL AT ALL PLANTING BEDS. GRADE
SHALL BE ADJUSTED FOR SOD THICKNESS.
11. TREE SPACING AND SHRUB PLACEMENT SHALL TAKE PRECEDENCE OVER EXISTING AND NEW IRRIGATION VALVE BOX LOCATIONS. INSTALLED VALVE BOXES THAT
CONFLICT WITH PLANT LAYOUT SHALL BE MOVED TO A LOCATION BETWEEN PLANTS.
12. STANDARDS SET FORTH IN "AMERICAN STANDARD FOR NURSERY STOCK" REPRESENT GUIDELINE SPECIFICATIONS ONLY AND SHALL CONSTITUTE MINIMUM
QUALITY REQUIREMENTS FOR PLANT MATERIAL.
13. PLANTS SHALL EXCEED THE MINIMUM SIZE AT PLANTING REQUIREMENTS NOTED ON THE PLANS, REGARDLESS OF THE SIZE OF THE CONTAINER. NO EXCEPTIONS.
PREPARE BIDS BASED ON THE PLANT SIZE, NOT THE CONTAINER SIZE. A LARGER CONTAINER SIZE PLANT MAY BE REQUIRED TO MEET THE PLANT SIZE MINIMUMS. NO

REMOVE TOP TWO-THIRDS BURLAP AT THIS TIME. REMAINDER OF PIT SHALL THEN BE BACKFILLED, ALLOWING FOR DEPTH OF MULCH, SAUCER AND SETTLEMENT OF

24. PLACE FOUR INCHES OF MULCH IN ALL SHRUB BEDS, GROUNDCOVER BEDS, ANNUAL BEDS, AND TREE RINGS.
25. AREAS RECEIVING MULCH ARE TO BE FREE OF WEEDS AND GRASS. TREAT BEDS WITH A PRE -EMERGENT HERBICIDE PRIOR TO PLANTING AND MULCH PLACEMENT.
APPLY IN ACCORDANCE WITH STANDARD TRADE PRACTICE. DO NOT APPLY PRE -EMERGENT HERBICIDE IN PERENNIAL BEDS.
26. THE CONTRACTOR IS RESPONSIBLE FOR FULLY MAINTAINING ALL OF THE PLANT MATERIAL AND LAWN (INCLUDING BUT NOT LIMITED TO WATERING, SPRAYING,
MULCHING, FERTILIZING, ETC.) FOR THE PERIOD OF THE TIME SHOWN IN THE SITE WORK SPECIFICATIONS.
27. ANY PLANT MATERIAL THAT DIES PRIOR TO THE ACCEPTANCE OF WORK SHALL BE PROMPTLY REMOVED FROM THE SITE AND REPLACED WITH PLANT MATERIAL OF
THE SAME SPECIES, QUANTITY, AND SIZE TO FULFILL ALL PLANT LIST SPECIFICATIONS.
28. THE CONTRACTOR SHALL COMPLETELY GUARANTEE ALL PLANT MATERIAL FOR A PERIOD DEFINED IN THE SITE WORK SPECIFICATIONS BEGINNING ON THE DATE OF
TOTAL ACCEPTANCE. THE CONTRACTOR SHALL PROMPTLY MAKE ALL REPLACEMENTS BEFORE THE END OF THE GUARANTEE PERIOD.
29. AT THE COMPLETION OF THE GUARANTEE PERIOD, THE CONTRACTOR SHALL REMOVE ALL STAKES AND GUYS FROM TREES.
30. REFER TO SPECIFICATIONS FOR ALL INFORMATION NEEDED FOR IMPLEMENTATION OF PLANTING PLANS.
