Dear Mr. Magee,
The City Staff has reviewed the suhmittal for the Group Office Expansion,
Non-residential Use request in the_R-H zoning district and has the follow-
ing comments to offer:
1. Parking space #1 may not be closer to the street than the building
wall. If you are unable to adjust the parking space location you may
request a variance from the Zoning Board of Appeals. However, this
variance must be granted prior to the review of the site plan by the
Planning and Zoning Board.
2. The Developer must provide parking spaces for motorcycles and bicycles
and they should be labeled on the site plan.
3. Al small car parking must be labeled "compact parking" and the
employees parking spaces should also be labeled.
4. The staff suggests that the landscaping plan be revised to incorporate
the following:
a. additional landscaping at the Meldrum entrance.
b. gravel areas should be replaced with landscaping as much as pos-
sible.
c. each island should have at least one tree, mixture of shrubs and
other material.
d. shrubs and plantings should be added to the sides of the trash
enclosure.
e. hoth islands at the southwest entrance to the parking area should
have more plantings.
f. the Staff promotes a diversity of plantings.

5. The increase in building size increases the fire flow requirements. A
fire hydrant may be required to be installed on the southside of "Iul-
berry. The Staff suggest that the applicant meet with representatives
from the Poudre Fire Authority and the Building Inspection Department
to review the code requirements and determine the need for fire protec-
tion.
6. Mountain Bell has an existing 50 pair entrance cable to the existing
building, which crosses the area planned for the addition. If it is
necessary to relocate or replace the cable, billing will apply.
7. The parking space for the handicapped needs to be a full size space.
8. The 2 parking spaces located in the south entrance from Meldrum Street
need to have a curb or stops.
9. The benches located at the corner of Mulberry Street and Meldrum Street
may need a revocable permit to locate in the right-of-way ; also they
must be low enough so that visibility is not obstructed.
Revisions reflecting these comments are due by noon on February 4, 1987.
Items that cannot be shown graphically or noted on the plans should be
addressed in writing. PMT reductions of all plans and color renderings,
including 10 full size copies of all plans should be submitted by Feb. 17,
1987. All final documents are due by Feb. 19, 1987. Included in the final
documents should be signed mylars (building elevations, site plan, and
plat), the signed site and landscaping covenants, and the Development
Agreement.
