STANDARD NOTES
1. Refer to Utility Plans for location of utilities and drainage facilities. 11. Bicycle racks will be permanently anchored to concrete and shall not
interfere with pedestrian movement.
2. Developer shall ensure that the Landscape Plan is coordinated with the
plans done by other consultants so that the proposed grading, storm drainage,
or other construction does not conflict nor preclude installation and
maintenance of landscape elements.
3. The buildings will be equipped with an automatic fire extinguishing system
meeting the requirements of the Poudre Fire Authority.
4. Sidewalks and ramps shall be constructed in compliance with the
Americans with Disabilities Act. Handicap accessible routes shall slope no more
than 1:20 in direction of travel and no more than 1:48 cross slope.
5. Rooftop and ground -mounted mechanical equipment shall be totally
screened from public view from sidewalks, adjacent properties and public
streets. In cases where parapets do not accomplish sufficient screening, then
free-standing metal screen walls, matching the predominant color of the
building, shall be constructed.
6. Building -mounted and pole -mounted light fixtures shall feature sharp
cut-off, down- directional luminaries.
7. Trash dumpsters, trash compactors, pallet racks, and miscellaneous objects
shall be totally screened from public view.
8. All signage shall comply with City of Fort Collins Sign Code. On -site
directional signage shall contain no references to advertising, logo, trademark,
symbol, or other commercial message, and shall not exceed four (4) square
feet.
9. Electrical transformers shall not be located along Harmony Road frontage
unless totally screened from view from the public right-of-way by a solid
enclosure that matches the predominant building material of the closest
building. For all other locations, electrical transformers shall be screened from
view from public or private streets by a solid enclosure, landscape materials,
building facades or any combination thereof.
10. Per the Front Range Village approved standard notes, final architectural
design must adhere to and comply with the following standards:
Project Compatibility. There shall be architectural unity among all buildings
within the entire center. Compatibility may be achieved through techniques
such as the repetition of roof lines, the use of similar proportions in building
mass and outdoor spaces, similar relationships to the street, similar window
and door patterns, and/or the use of building materials that have similar color
shades and textures. Brick and stone masonry shall be considered compatible
with wood framing and other materials.
Building Materials. Building materials shall either be similar to the materials
already being used within the project or, if dissimilar materials are being
proposed, other characteristics such as scale and proportions, form,
architectural detailing, color and texture, shall be utilized to ensure that enough
similarity exists for the building to be compatible, despite the differences in
materials.
Site Specific Design. Building design shall contribute to the uniqueness of the
Project with predominant materials, elements, features, color range and activity
areas tailored specifically to the site and its context. Each individual building
shall include predominant characteristics shared by all buildings in the
development so that the development forms a cohesive place within the
Harmony Corridor. A standardized prototype design shall be modified as
necessary to comply with these requirements.
Architectural Style. All buildings shall utilize a consistent architectural style,
with different buildings, businesses or activities in the center distinguished by
variations within the architectural style. Standardized architecture, recognized
as a prototype of a larger chain of establishments, shall be customized as
necessary to express a level of quality that enhances the distinctive character of
the Harmony Corridor and the city as a whole. Forms and finish materials of
buildings shall be compatible with the established architectural character of the
project.
12. The placement of outdoor vending machines is restricted to the inside of
buildings or enclosed kiosks. There shall be no outdoor display of food or
beverage machines or other self-service devices including but not limited to
automatic teller machines, reverse vending machines, large recycle facilities for
central collection (bins, dumpsters, containers) charitable depositories and the
like.
