A tract of land situate in the Northwest 1/4 of Section 22, Township 7 North, Range 68 West of the
Sixth P.M., County ofLarimer, State of Colorado, being more particularly described as follows:
A 27.50 foot wide road right-of-way for East Prospect Road, situate in the Northwest 1/4 of Section
22, Township 7 North, Range 68 West of the Sixth P.M., County ofLarimer, State of Colorado,
which, considering the North line of said Northwest 1/4 as bearing N89°59'00"W and with all
bearings contained herein relative thereto, is contained within the boundary lines which begin at a
point on the existing North right-of-way line of East Prospect Road which bears N89°59100"W
1107.79 feet, and again S00001'00"W 30.00 feet from the North 1/4 Corner of said Section 22, and
run thence S21 °59'30"E 29.66 feet; thence N89°59'00"W 136.67 feet; thence N15°36'00"E 28.55
feet to a point on said existing North right-of-way line; thence along said existing North right-of-
