Dear Mr. Miller,
The City Staff has reviewed the submittal for the Replat of Sand Creek Vil-
lage, Final - Lots 40-43, and has the following comments to offer:
I. Re -alignment of lot lines from the previous plat may require relocation
of some existing light and power facilities, which would be at the
developer's expense.
2. If Parks and Recreation is to maintain the landscaping along Willox
Lane, the following changes must be made:
a. remove "jogs" in the fence so that it is easier to mow.
b. change native grass mix to the following;
Fairway Crested Wheatgrass 25%
Biljart or Scaldis Hard Fescue 25%
Yorktown II Rye 25%
Buffalograss - Sharp's or equal 25%
c. Final acceptance by the City after two years is contingent upon a
healthy condition of the landscaping.
3. The Parks and Recreation Department is recommending that the developer
provide an 18" concrete mow strip under the fence that borders the
landscaped area. The mow strip should be centered with 9" on each side
of the fence. The top of the mow strip should be flush with the final
grade. Parks and Recreation Deptartment would like this to be
reflected on the final landscape plan.
4. There are existing 1 1/4" gas mains in the 8' front lot utility ease-
ments.

5. The fence needs to be located on the applicants property and not in the
right-of-way of Willox Lane.
6. The Staff would like to see the fence along Willox Lane reduced to
approximately 4 feet and with some decorative character to it. Some
suggestions are a open w.aave, brick columns, or decorative wood design.
7. We will need elevation plans for the proposed structures.
8. This replat pronnsal must go through the preliminary and final review
process. We can process them both at the same time, but a preliminary
submittal Fee of $50.00 will need to be paid by the develnper.
9. The Staff suggest that shrubs be planted along the fence on Willox
Lane.
10. The Staff suggests that some of the existing trees on the site which
are in the path of construction be transplanted and incorporated into
the landscape plan.
11. The Staff suggest that the developer might incorporate some berming
into the landscaping plan along Willox Lane.
Revisions reflecting these comments are due by noon on February 4, 1987.
Items that cannot be shown graphically or noted on the plans, should be
addressed in writing. PMT reductions of all plans and color renderings,
including 10 full size copies of all plans should be submitted by Feb. 17,
1987. All final documents are due by Feb. 19, 1987. Included in the final
documents should be signed mylars (building elevations, site plan, and
plat), the signed site and landscaping covenants, and the Development
Agreement.
