This is to inform you that the Replat of Lots 40 Thru 48. Tracts 3, 4 and
5, Replat of Sandcreek_]Li_1_l�ge_-P,-,U D. has the same number of lots on Agape
Way, whic iFi--s an —existing developed street, as the original Replat had.
The reason for the Replat is to place the open space that was Tracts 3, 4
and 5.into the lots.
The change, therefore, does not change the quantity of storm water runoff.
The grading plan, that is being submitted, shows the direction of flow on
each lot. Lots 40-A, 41-A and 42-A have existing units and drain to Agape
Way. The front yards of Lots 43-A thru 48-A also drain to Agape Way and
then to the existing inlet at the Southeast end of Agape Way. The rear
yards of Lots 43-A thru 48-A drain to Willox Lane and then Southeasterly
to the existing inlet at the corner of Willox Lane and Bramblebush Street.
Because of the fact there is no change in runoff on these lots, we are not
proposing any change in the detention system shown on sheet 4 of 11 of the
utility plans for the Replat of Sandcreek Village P.U.D. and approved by
the City of Fort Collins July 19, 1984.

This letter is in response to your inquiry on the status of
Sandcreek Village.
A replat of Lots 40 thru 48, Tract 3, Tract 4
Of the ra„> >+ o an- 9 -
cree Villa a PUD was granted Final
approval on February 23, 1987. The time limit for validity
of the Final plan is two (2) years from the time of final
approval. Extensions for successive periods of six months
may be granted by the Planning Director.
A replat of Tract 1, of the Replat of Sandcreek Village PUD,
was granted Preliminary approval on March 23, 1987. The
time limit for action upon a preliminary plan is within
twelve (12) months. The Planning Director may extend the
period for filing a final plan for successive six-month
periods. If no final plan is filed within such time, the
right to proceed under the preliminary plan shall expire.
Please note that a final application was submitted for this
site, but due to problems with the detention pond the pro-
ject has not proceeded.
