Box 580 Fort Collins, Colorado 80522 RE: Shoreline P.U.D. (Replat of Tract "L" of the Second Replat of The Landings P.U.D., Filing 4). Dear Jim: I am writing to request a variance to the City Standard for street cross sections as shown on page D-1 of the City of Fort Collins Design Criteria and Standards for Streets dated July, 1986. The variance requested is that the street in Shoreline P.U.D. be 28 feet of pavement in a 46 foot right—of—way instead of the standard 36 feet of pavement in a 54 foot right—of—way. This street is a 450 foot long cul—de—sac serving 12 lots. All lots are to have a double garage and double driveway to provide off—street parking. Also, a foot bridge is to be constructed over the drain ditch at the south end of the cul—de—sac to provide pedestrian access to the parking lot of the Boardwalk Area. This will provide overflow parking for a party. There are some large trees on the site, and the narrowing of the street will allow more of the trees to be retained. Upon further review of the Shoreline P.U.D., the City Engineering Divi- sion has decided to recommend denial of the request for variance to allow a non-standard street width. The current standard is 36 foot wide resi- dential streets and the Developer is proposing a 28 foot wide street. The narrow street will have single family housing on both sides with only the standard 2 off-street parking areas per house. The Engineering Divi- sion recognizes a strong potential of parking on both sides of the street, leaving only one lane open for traffic to move though the devel- opment. After re-evaluating the request for the variance to be granted for the sub -standard street, the Engineering Division has decided this is not acceptable, and the request for the variance does not justify the sub- standard street design.
