ORDINANCE NO.113 , 1985
OF THE COUNCIL OF THE CITY OF FORT COLLINS
VACATING A PORTION OF DENNISON AVENUE
WHEREAS, the Council of the City of Fort Collins has been petitioned
to vacate a portion of Dennison Avenue, set forth in more particular below;
and
WHEREAS, this vacation is necessary to accommodate a new street layout
in Four Seasons which was approved by the Planning & Zoning Board in the
Four Seasons Fifth Filing; and
WHEREAS, the portion of the street to be vacated is to be retained as
a utility easement; and
WHEREAS, with the condition of the retention as a utility easement,
the utilities have no problem with this vacation; and
WHEREAS, the rights of the residents of the City of Fort Collins will
in no way be prejudiced or injured by said vacation.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that a portion of Dennison Avenue set out more particularly as
follows, to wit:
A parcel of land located in the Northwest 1/4 of Section 35, T7N,
R69W of the 6th P.M., of Larimer County, Colorado, being more
particularly described as follows:
Considering the east line of the Northwest 1/4 of said Section 35
as bearing S 00°03'34" E and with all bearings contained herein
relative thereto and monumented as shown on Exhibit A (attached
hereto and incorporated herein by this reference).
Commencing at the North 1/4 corner of said Section 35; thence S
15°U4'30" W 1135.34 feet to Point of Beginning; thence, S 000
18'25" W 35.00 feet; thence, 23.56 feet along the arc of a curve
concave to the northwest, with a radius of 15.00 feet, a central
angle of 90°00'00", and whose long chord bears S 45°18'25" W
21.21 feet; thence, N 89°41'35" W 35.00 feet; thence, along the
westerly right-of-way of Dennison Avenue as shown in Four Seasons
Second Filing, a subdivision plat recorded in the office of the
Larimer County Clerk and Recorder, and 78.54 feet along the arc
of a curve concave to the northwest, with a radius 50.00 feet, a
central angle of 90°00'00", and whose long chord bears N 450
18'25" E 70.71 feet to the Point of Beginning from which the
Center 1/4 corner of said Section 35 bears S 10°52'15" E 1580.26
feet.
The above described tract contains 0.011 acres or 488 square
feet, more or less, and is subject to all easements and
riyhts-of-way now on record or existing.

Introduced, considered favorably on first reading, and ordered
published this lst day of October, A.D. 1985 and to be presented for final
