Subject: Drainage problem on SH 287
I spoke to our engineers and they agreed that the curb and gutter should
be removed but that the asphalt can not be removed any further out than
1'. And it was requested that the applicant make sure that the concrete
pan be tooled so that a straight line be established. (Hope that makes
sense.)

Variance Request
PROJECT: McAlister's Deli
1120 S. College Avenue
Ft. Collins CO, 80522
The variance we are requesting in from LUCASS figure 19-6 of
minimum off street parking setback distance. The current condition of the
parking lot is 21.5 feet from the flow line of College Avenue to the first
parking stall and 34 feet from the flow line of Edwards Street to the first
parking stall. This configuration was set up for the Burger King restaurant at
the time of construction. The new standard for setback from College is 50
feet and Edwards is 40 feet. We are asking for the setback on College
Avenue to be 42 feet and on Edwards to be 32 feet. The use of the new
owner is a restaurant and the loss of parking would be detrimental to the
business. The setback by standard would only give the business 21 spots
plus one handi-cap spot and would limit their clientele. The layout of the
parking lot as is shown on the construction plans would not have cars
blocking the sidewalks along either street if a car is backing out of the
parking spots.
