On Monday morning 11/24/80 I introduced the City of Fort Collins to
Dick's Datsun P.U.D.(conceptual site plan enclosed) for conceptual review.
rom that mee ng certain comments were made by city personal which directly
effect the project approach. In the spirit of cooperation we have taken
steps to implement the changes per city staff comments. These comments are
as follows:
1. Fire Dept. - need to verify proximity of fire hydrant to
site to be in conformance with city standards.
2. Zoning - may require interior landscaping for new and used
car storage lots.
3. Water & Sewer - no problems —
4. Light & Power - no problems
5. Planning - pointed out need for conformance to handicap
parking, bicycle parking, pedestrian circulation,
etc, for preliminary submittal documents.
6. Traffic Engineering - these are the main obstacles confronting
i this project.
a. The side access drive to property from Colboard Drive at
the South is not in conformance with city standards as drawn.
It must connect to Colboard Drive at 900 and extend into
property 20 feet min. before bending. This modification
doesn't appear to be any problem.

b. The frontage road initially desired for this area has
been eliminated by city staff as a criterion. Instead,
right turn curb cuts in and out will be allowed at certain
places along College Ave. The intent of the City is to
minimize the number of these curb cuts by combining entries
to adjacent properties. The acceptable approach determined
for this particular project would be to coordinate one
common curb cut between Dick's Datsun and the car dealership
directly to the north. ,' -
C. Existing curb cut on College Ave. will be allowed to remain
until such time as the College Ave. median improvements are
installed.
At this time we are proceeding to coordinate with the adjacent car
dealership in order to conform with the City's desires as mentioned in item
6,b. I will keep you informed as to our progress in that regard. If all
goes smoothly we will be submitting the preliminary P.U.D. documents by
December 5, 1980 as planned. Your cooperation is very much appreciated.
