1. The internal streets need to be developed in accordance with the Urban Area Road
standards or current City Standards. Commercial/ Industrial streets under both criteria
have a 44 foot flowline to flowline dimension with a 62 foot Row in the Urban Area
Standards and a 66 foot Row under City Criteria.
2. Improvements to the Frontage Rd and SH # 14 should be done along the frontage of the
property. In addition improvements should be made off site as needed to mitigate traffic.
3. SH # 14 is considered a minor arterial along this property. A minor arterial requires a half
Row of 42 feet and a 15 foot utility easement behind this.
4. Is the gas station proposed in the floodplain?
5. Recommend that joint access be provided/utilized between the commercial and sites and
Mulberry Inn site.
6. Any access points off of the frontage Rd and Sh # 14 need CDOT approval and state
highway access permits.
7. Are acceleration/ deceleration lanes needed for the access points? State high ay access
permits for the new access points will need to be obt 'wed from CDOT.

1. Is there to be sidewalk on Denrose Court? None is shown on the plans. Sidewalk should be
provided.
2. The driveways should align or meet separation requirements of the Larimer County Urban Area
Street Standards. Are there any driveways across from the western driveway? The other side of the
street is not shown in any of the plans?
3. The site doesn't meet traffic volume requirements for the use of high volume driveways. Standard
driveway cuts should be used.
4. The sidewalk along Mulberry should connect to the adjacent parcels not just loop on site.
5. In accordance with the Larimer County Urban Area Street Standards drainage is not suppose to go
out the driveways. All three of the driveways are shown to carry flows from the parking lot out the
driveway.
6. Was additional row and easements dedicated for Mulberry Street? If not it should be dedicated at this
time.
7. Frontage improvements along Mulberry are not shown on these plans. This property is responsible
for there frontage improvements. Are these planed at some time? Did this property put up money for
the future construction of these if they are not planned now. If they haven't they should.
8. Work with CDOT if an update access permit is needed for the street and frontage road intersection.
9. Use details from Larimer County Urban Street Standards.
