[8/2/07] Need to better identify the phasing that is proposed. Label them at Phase 1 and
Phase 2. The phase line needs to be behind the row line as both sides of the sidewalk will
need to be built when the road is constructed.

hydrant is already installed.

northern sewer manhole south onto this property. That way you would not have to repave
the roadway to the north.

If this is true please show this as existing on the plans. If it is existing will it need to be
reconstructed due to the extension of the waterline into the site?

will need to work with Poudre Fire Authority during construction to make sure that adequate
access is maintained to the northern property during construction.

rather than ending the road with barricades. Identify that the roadway and sidewalks are to
be tied into existing improvements and show the actual off -site grades of the roadway to the
north (50 ft is all that is needed since it ties to existing).

ramp will need to be built with this project if it doesn't exist. Make sure it is labeled as being

Tract B should be a part of a Block to keep in convention with what you are doing with the
rest of the Plat.

[8/2/07] Missing the Public Service easements that were previously on the plat.

[8/2/07] Need to place a note on the plat indicating what prior easements are being
vacated. Currently the plat states that this plat is subject to all prior and existing easements.
This means that you will have probably have some easements that will be under your new
building envelopes. If you make a statement that all prior easements are to be vacated and
rededicated with this plat you will need to have Public Service and the Irrigation company
sign the plat to reaccept the new easements being dedicated to them.

The following notes need to be corrected —
The new Handicap Ramp on the west side of Ziegler if not currently existing will need to
be built by this project — not someone else as indicated by the note. There is no other
developer left to build this and it is needed because of the street being installed by this
project.
Type III barricades are no longer needed at the north end of Dripping Rock Lane.
Dripping Rock Lane will be tied into the roadway that is under construction.
The phasing shown on the landscape plans does not match that shown on the utility plans.
The site and landscape plans do not meet the City scanning criteria. Text shall not be
placed over lines or over x-hatching. Need to white out areas behind the text where it has
been placed over the x-hatching and move text or lines so they do not conflict so that all
the text will be readable upon scanning. If you have questions about this please call or
you can even provide a revised plan and we can scan it to see where any remaining
problem areas exist.
The site and landscape plans need to match the utility plans — which they appear to do so
at the moment, but as changes are made to the utility plans that impact the site plan the
site and landscape plans need to be adjusted accordingly.

No comments on the site/lanscape plans as submitted.
I need the information for development agreement sheet returned so i can start on the
development agreement.
Comments on the utility plans were put into the DMS system, since that is where they
were entered previously.
Revised plat was not submitted and as such not reviewed - that will be reviewed again
when it is submitted after the hearing.
Minor Amendment can not be approved until the utility plans are signed, development
agreement is signed and the plat ready for filing.
