DEED OF DEDICATION FOR EASEMENT
(Public Access, Emergency Access, Drainage and Utilities)
I(NOW ALL MEN BY THESE PRESENTS: That the undersigned, COLORADO
a Colorado non-profit corporation (the "Farmhouse") being the owner of
FARMHOUSE ASSOCIATION,
certain real property in Larimer County, Colorado legally described on the nonBderation'of
Page 829, Latimer County, Colorado real estate records (the "Farmhouse PDeed recorded
roperty"),
Ten Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged, and other good and valuable
consideration, does hereby dedicate, transfer, and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever a thirty foot (30') wide permanent easement for public access,
emergency access, drainage and utilities, located on the westerly most thirty feet (30') of the Farmhouse

LEGAL DESCRIPTION OF 30' WIDE EMERGENCY VEHICLE, PUBLIC ACCESS,
UTILITY AND DRAINAGE EASEMENT:
A tract of land situate in the Southwest 1/4 of Section 14, Township 7 North, Range 69
West of the Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado, being
more particularly described as follows, to -wit; considering the South line of said
Southwest 1/4 as bearing N90000100"W and with all bearings contained herein relative
thereto, is contained within the boundary lines which begin at the Southwest Corner of
that tract of land as described in Book 1412 at Page 829 recorded in the office of the
Clerk and Recorder of Latimer County, Colorado, and run thence along the West line of
said described tract, N00°00'20"W 271.38 feet to a point on the existing South right-of-
way line of West Lake Street; thence along said existing South right-of-way line,
N89054'10"E 30.00 feet; thence departing said existing South right-of-way line,
S00011'20"E 271.43 feet; thence N90100'00"W 30.00 feet to the point of beginning,.
containing 8142 square feet, more or less, and being subject to all easements and rights -
of -way which are existing or are of record.
