An 8.00 foot wide utility easement described as follows:
Know all men by these presents: That Charles M. Kohl and Beverly J. Kohl being the
owners of that part of Lot 7 and the North 3.00 feet of Lot 8, Westlawn Addition to the
City of Fort Collins. Located in Section 14, Township 7 North, Range 69 West of the 6th
P.M., County of Larimer, State of Colorado, being more particularly described as
follows, to -wit; considering the West line of said Lot 7 as bearing N00°00'00"E and with
all bearings contained herein relative thereto, is contained within the boundary lines
which begin at the Northeast Corner of said Lot 7, and run thence along the East line of
said Lot 7, S00°00'00"E 48.00 feet; thence along the South line of the North 3.00 feet of
said Lot 8, N90°00'00"W 8.00 feet; thence N00000100"E 48.00 feet to a point on the
