through Lots 4 & 5. This easement will need to be developed such that the utilities can be
maintained without interference from permanent structures. Please note on the Utility and
Site Plans that no structures may be constructed within the easement that will interfere with
maintenance of the utilities or obstruct the surface drainage such as walls or fences.

[1/8/07] Street design: The drainage pan at the intersection of Frey & LaPorte will not drain
properly with the proposed elevations being shown. A minimum of 0.5% flowline gradient
needs to be maintained across the pan if LaPorte drainage is to be conveyed east to the
canal. If LaPorte drainage is to be conveyed around the corner and down Frey Street to the
new inlet, a minimum fall of 0.5% must be maintained around the corner for adequate
drainage. If drainage is being conveyed to the Frey inlet, will a pan even be needed?
Please analyze the drainage at the intersection and modify elevations as needed.

build to that future elevation for the drainage to work properly once Laporte is reconstructed
by the City. Please revise the plan to show this elevation and how the new curb and gutter
will tie back into the existing curb and gutter on Laporte.

replaced with new detached sidewalk, 5 feet in width. Please show a proposed 5 foot wide
detached sidewalk on Laporte which transitions to the attached sidewalk crossing the bridge
over the Larimer County Canal No. 2. The southerly side of Laporte shall be designed as a 2
lane collector per LCUASS standards. This requirement was provided at the conceptual
review meeting by Transportation Planning.
