There are 2 public streets proposed. The one off of Timberline was
located with the design of Timberline Road. The north -south street
is an extension of the street proposed on the west side of the Police
Station. Variances for the street widths are included in the PDP
submittal.
C. A Transportation Impact Study (TIS), addressing all modes of
transportation, will be required with your ODP and/or PDP
submittal. Please contact Eric Bracke of the Traffic Operations
Department, at 224-6062 and David Averill of the
Transportation Planning Department, at 416-2643 to determine
what information will be needed in the TIS pertaining to Level
of Service (LOS) for vehicle, pedestrian, bicycle, and transit
modes of transportation.

d. The standard utility plan submittal requirements will apply to
this development request.
Preliminary plans are included in the PDP submittal.

The layout accounts for street connections.
Development on this property will be responsible for
Preliminary design of off -site street improvements for a
distance of 500'.
Preliminary design to the north is included.
• The Timberline Road access needs to meet the spacing /
separation requirements set forth in LCUASS.
The access location and movement (3/4) has been designed
with the Timberline Project (in coordination with Engineering
and Traffic).
Depending on where the Timberline Road access is located
on the hill, there may be some sight distance problems.
The access (designed with Timberline Road) is 600' south of the
crest of the hill. Sight distance is about 960' and the access has
a southbound acceleration lane.
• Please contact the Poudre Fire Authority (PFA) for their
emergency access needs and requirements.
All buildings face a public street or an emergency access
easement and drive.
• There may have to be a median in Timberline Road in front
of this property.
A median and % access is included in the Timberline Plans — no
other access from Timberline will be allowed (per Eric Bracke).
This project should be coordinated with the Timberline
Road plans. Triple street cut fees may apply. Please contact
Matt Baker, at 224-6108, regarding this.
No cuts in Timberline should be required with the current plan.
• The interior road classifications will be determined by the
TIS.

Station was based on an old TIS for Mansion Park, a residential neighborhood that is no
longer going to happen. What was to be Mansion Park has asked for a rezone to
commercial and the anticipated traffic patterns will change. Depending on the TIS, the
street may become a commerical local with the frontage along the Police Station
"constrained". Please update the TIS to include all internal streets and we'll go from there.

different plan sets. The site plans have a "B" for the location, which often looks
like its sitting off in the grass away from a paved surface. The landscape plans
use a more discernable bicycle rack symbol, and these look like they are to be
installed on a hard surface - which the code requires. Can we coordinate these a
bit better for future submittals.
In addition to the "B" a bike rack symbol has been added to show the intended location
on concrete pads. This should resolve any confusion. Please refer to the symbol
legend for symbol clarification.

On November 16, 2005, Sandy McFeron and Mike Oberlander met with Ron Gonzales
from the Poudre Fire Authority to discuss turning radii and fire hydrant location and
distance. PFA signed off on the preliminary layout of the storage and it has not
changed. The radii on the emergency access easement are smaller than 25', but the
drive width is considerably larger than the 20' minimum width. The tempate fits within
the easement and pavement easily. All issues were resolved prior to the public hearing.

walkways of buildings D, C, A, F, and B (Lots 6,4,13,9,8 respectively on the utility plans).
The proposed placement does not seem to provide enough clearance between the trunks
and the buildings themselves. In the case of building D, the center of the trunk will be only
4.5 feet from the building. I do not believe that adequate clearance will exist when the tree
reaches maturity. Also wondering about where the branches begin on these trees -
considering the need for vertical clearance for pedestrians. Can the trees in these locations
be moved further from the building to ensure at least 5' of clearance between the trunk of a
mature tree and the buildings themselves?
