SITE AND LANDSCAPE NOTES:
1. ALL RESIDENTIAL LOTS WITHIN THE FOSSIL LAKE PUD - SIXTH FILING ARE REQUIRED
TO PLANT STREET TREES WITHIN THE SPACE BETWEEN THE CURB AND SIDEWALK.
THESE STREET TREES ARE REQUIRED TO BE PLANTED ACCORDING TO THE FOLLOWING
REQUIREMENTS:
WHEREVER THE SIDEWALK IS SEPARATED FROM THE CURB OR THE EDGE OF THE
STREET WITH A LANDSCAPED SECTION, SHADE TREES MUST BE PLANTED AT A SPACING
OF 25 TO 40 FEET ON CENTER, AND MUST BE CENTERED BETWEEN THE CURB AND
THE SIDEWALK IN ALL SUCH AREAS. TREES MUST BE AT LEAST 25 FEET FROM

RESTRICTIONS SHALL TAKE PRIORITY OVER THE LINEAL
SPACING CRITERIA.
STREET TREES SHALL BE A MINIMUM SIZE OF 2" CALIPER OR URGER. ALL TREES

NOTE:
STREET TREES SHALL BE PLANTED BY PROPERTY OWNER. STREET TREES SHALL BE
PLANTED PRIOR TO THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY FOR EACH LOT,
OR SECURED WITH AN ESCROW ACCOUNT EQUAL TO THE VALUE OF THE REQUIRED
STREET TREES.
2. PLANT MATERIALS SHALL BE GUARANTEED FOR A PERIOD OF AT LEAST ONE YEAR FROM
THE DATE OF WORK ACCEPTANCE
3. THE COUNTY FORESTER OR A DESIGNATED COUNTY REPRESENTATIVE WILL INSPECT THE

4. ORGANIC MULCH IS REQUIRED AROUND PLANT MATERIALS AND MUST EXTEND A MINIMUM
OF 2 FEET BEYOND THE DRIP LINE. MULCH MUST BE COMPRISED OF A MATERIAL
SUCH AS WOOD CHIPS, PINE NEEDLES, SHREDDED CEDAR OR A SIMILAR MATERIAL
OVER WEED CONTROL FABRIC. WEED CONTROL FABRIC IS NOT REQUIRED IN
PERENNIAL FLOWER AREAS. LAVA ROCK OR OTHER ROCK MULCH CAN ONLY BE USED
BETWEEN PLANT GROUPS, BEYOND 2 FEET OF THE DRIP LINE. MULCH DEPTH SHALL
NOT EXCEED 4 INCHES.
5. LINES ATTACHED TO TREE STAKES MUST HAVE SUFFICIENT SLACK TO PERMIT SOME
SWAY IN THE WIIND AND ALLOW THE TREE TO BUILD TRUNK STRENGHT AS IT MATURES.
STAKING AND LINES MUST BE REMOVED AFTER A MAXIMUM OF ONE YEAR.
6. TREES MUST BE SET ON SOLID GROUND AT A DEPTH WHERE THE TRUNK FLARE
REMAINS 1 TO 2 INCHES ABOVE GROUND LEVEL, MULCH 'VOLCANOES' ARE PROHIBITED
AND MULCH MUST BE PULLED AWAY FROM THE TRUNK FLARE BY 1 TO 2 INCHES TO
ALLOW FOR PROPER OXYGEN CIRCULATION.
7. ALL PLANT MATERIAL SHALL BE IN ACCORDANCE WITH AMERICAN ASSOCIATION OF
NURSERYMEN (AAN) SPECIFICATIONS FOR NUMBER ONE GRADE.
8. WHEREVER THE SIDEWALK IS SEPARATED FROM THE CURB OR THE EDGE OF THE

IRRIGATION SYSTEM.
11. EDGING BETWEEN LAWN AREAS AND SHRUB BEDS TO BE 1/8" X 4" ROLLED EDGE
GALVANIZED STEEL SET LEVEL WITH THE TOP OF THE SOD LAWN, IF REQUIRED.
12. ALL SHRUB/GROUNDCOVER/FLOWER BEDS SHALL RECEIVE A MINIMUM OF 3" WOOD
MULCH ON TYPAR FILTER FABRIC.
13. ADDITIONAL DETAIL OF SHRUB BEDS, PLANTING SPECIFICATIONS, DIRECTIONS REGARDING
SEEDING OR SODDING OF TURF AREAS, AND OTHER PLANTING INSTALLATION
INFORMATION TO BE PROVIDED BY LANDSCAPE ARCHITECT PRIOR TO CONSTRUCTION.
14. LANDSCAPING CREWS WILL NOT ALTER PLANT SIZE, HEIGHT OR SPECIES SELECTIONS AS
NOTED INT THE PLANT SCHEDULE AND ON THE PLAN. WHILE MINOR ADJUSTMENTS IN
PLACEMENT ARE ACCEPTABLE, THE INSTALLED LANDSCAPING SHALL MATCH THE
APPROVED PLAN AS CLOSELY AS POSSIBLE. WHERE SUFFICIENT QUANTITIES OF ANY
SELECTION ARE NOT AVAILABLE FROM A SINGLE SUPPLIER, THE CONTRACTOR MUST USE
ANOTHER SOURCE. IF A LOCAL SOURCE IS NOT AVAILABLE, THE CONTRACTOR CAN
USE A DIFFERENT PLANT OF SIMILAR SPECIES AND FORM THAT PROVIDES THE SAME
EFFECT AS THE ORIGINAL SELECTION. IF THE LANDSCAPING INSPECTION REVEALS THE
INSTALLED PLAN DOES NOT MEET THESE REQUIREMENTS, THE CONTRACTOR MAY BE
REQUIRED TO REMOVE AND REPLACE PLANT MATERIALS AS NECESSARY.
15. THE IRRIGATION SYSTEM SHOULD BE ADJUSTED TO A LOW WATER REQUIREMENT, BASED
ON THE NEEDS OF SELECTED PLANT MATERIAL.
16. KEEP ALL TREES 10' CLEAR FROM WATER AND SANITARY SEWER LINES, AND 4' CLEAR
FROM GAS LINES. ALL SHRUBS MUST BE KEPT 4' CLEAR OF METER PITS. STREET
TREES WILL BE KEPT A MINIMUM OF 40' FROM PUBLIC STREET LIGHTS, AND
ORNAMENTALS KEPT 15' AWAY.
17. IF WORK DONE ON THE WATER AND SEWER SERVICE LINES CAUSES SHRUBS TO BE
REMOVED, THEY MUST BE REPLACED IN ACCORDANCE WITH THIS P.U.D. DOCUMENT AT
THE PROPERTY OWNER'S EXPENSE.
18. ANY DISCREPANCIES WITH THE DRAWINGS AND SITE CONDITIONS SHALL BE BROUGHT TO
THE ATTENTION OF THE LANDSCAPE ARCHITECT PRIOR TO PROCEEDING WITH
CONSTRUCTION.
19. LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR ANY COORDINATION WITH
SUBCONTRACTORS AS REQUIRED TO ACCOMPLISH PLANTING OPERATIONS.
20. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED OR
DISTURBED BY CONSTRUCTION ACTIVITY SHALL BE THOROUGHLY LOOSENED. SOIL

21. CONTRACTOR IS RESPONSIBLE FOR LOCATING ALL UTILITIES 48 HRS. PRIOR TO ANY
