Site Notes
1. The design intent for Registry Ridge Fifth Filing, zoned LMN (Low Density Mixed -Use), is to utilize the 7.397 acre site for 27 custom homes.
2. Tract D and Tract C has intended use of pedestrian access, drainage and landscape areas.
3. Lot 1 through Lot 27 shall be custom-built single family homes to be designed and illustrated In the future.
4. See calculations on this sheet for density information. A modification to the density standard has been requested and approved by this Project Development
Plan.
5. Lighting plans and photometrics are not provided at this time because all lots are to be single family. All lighting shall conform to Section 3.2.4 of the Land
Use Code.
6. Custom homes are being proposed and therefore actual buildings have not been designed at this time. Actual building footprints and specific building areas
are not provided on this site plan. All buildings shall be in compliance with Section 3.5.2 and Section 4.5 of the Land Use Code. Lot 13 and Lot 14 shall have
driveway access from Snowdon Dr. only.
6. Lot 24 shall have driveway access from Leahy Dr. only.
7. Fencing along side property lines that abut public streets shall be constructed of a material compatible with primary buflding materials and architecture. Ail
other fencing shall be white vinyl split rail to match existing subdivision. Chain link fences are not permitted.
E. It is the responsibility of the Developer and their Contractor to build the project according to the final approved plans and in accordance with the current Land
Use Code and Landscape Guidelines. Field conditions that conflict with or jeopardize the longevity of the proposed improvements shall be brought to the
attention of the City for resolution.
9. The site has been layout to have six (6) solar -oriented lots. A modification to the solar -orientation standard has been requested and approved by this Project
Development Plan.
10. For every residential building the front yard setback shall be fifteen (15) feet from the right-of-way, the minimum side yard setback shall be five (5) feet from
the side property line and the minimum rear yard setback shall be eight (8) feet from the rear property line. It is the responsibility of the Developer and
their Contractor to build each building in accordance with these setback guidelines.
11. No planter boxes, structures or other permanent obstructions that would inhibit drainage flow, excluding split roil fencing shall be placed within the 20' Drainage
& Utility Easement located at the back of Lots 17-22, & Lot 25.

TREE PROTECTION NOTES
1. WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING TREE, THERE SHALL BE
NO CUT OR FILL OVER A FOUR INCH DEPTH UNLESS A QUALIFIED ARBORIST OR
FORESTER HAS EVALUATED AND APPROVED THE DISTURBANCE.

4. DURING THE CONSTRUCTION STAGE OF DEVELOPMENT, THE APPLICANT SHALL
PREVENT THE CLEANING OF EQUIPMENT OR MATERIAL OR THE STORAGE AND
DISPOSAL OF WASTE MATERIAL SUCH AS PAINTS, OILS, SOLVENTS, ASPHALT,

6. LARGE PROPERTY AREAS CONTAINING PROTECTED TREES AND SEPARATED
FROM CONSTRUCTION OR LAND CLEARING AREAS, ROAD RIGHTS -OF -WAY AND

1. WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING TREE, THERE SHALL BE
NO CUT OR FILL OVER A FOUR -INCH DEPTH UNLESS A QUALIFIED ARBORIST OR

5. NO DAMAGING ATTACHMENT, WIRES, SIGNS OR PERMITS MAY BE FASTENED TO
ANY PROTECTED TREE.
6. LARGE PROPERTY AREAS CONTAINING PROTECTED TREES AND SEPARATED
FROM CONSTRUCTION OR LAND CLEARING AREAS, ROAD RIGHTS -OF -WAY AND
UTILITY EASEMENTS MAY BE "RIBBONED OFF," RATHER THAN ERECTING
PROTECTIVE FENCING AROUND EACH TREE AS REQUIRED IN SUBSECTION
(G)(3) ABOVE. THIS MAY BE ACCOMPLISHED BY PLACING METAL T-POST STAKES
A MAXIMUM OF FIFTY (50) FEET APART AND TYING RIBBON OR ROPE FROM
