RE: Waterglen P.U.D.
Dear Patricia:
This response is in regard to your letter dated September 25, 1998, in which you requested a
modification to the City's Street Design Standards to allow for a narrower street width on Elgin
Place, Glenbarr Court, and Cullen Court. As stated in your request the street width variance
is to reduce the dimension of the streets into these cul-de-sacs from 36 feet in width to 28 feet in
width. Based upon the short length of street and the few number of lots accessed from these
streets, and with the traffic volumes being anticipated at less then 1000 vehicles per day, the 28
foot wide street does not appear to affect the service to these homes. Therefore, the variance
request is approved with the following conditions. These streets shall be designed with a
minimum width of 28 feet flow line to flow line, with a 7 foot parking lane on each side and a 14
foot travel lane width. All other conditions as required for the City of Fort Collins standards for
a residential local street apply.
Sincerely,

RE: Waterglen P.U.D.
Dear Patricia:
This response is in regard to your letter dated November 3, 1998, in which you requested a
modification to the City's Street Design Standards to allow for a narrower street width on the six
(6) private drives in the multi -family portion of the Waterglen P.U.D.. As stated in your
request the street width variance is to reduce the dimension of the streets intothe area from 36
feet in width to 24 feet in width. Based upon the short length of street and the type of lots
accessed from these streets, and with the traffic volumes being anticipated at less then 1000
vehicles per day, the 24 foot wide street does not appear to affect the service to these homes.
Therefore, the variance request is approved with the following conditions. These streets shall be
designed with a minimum width of 24 feet flow line to flow line, with a 7 foot parking lane on
each side if required and a 12 foot travel lane width. All other conditions as required for the
City of Fort Collins standards for a residential local street apply.
Sincerely,

RE: 36 foot wide interim improvement to Vine Drive
Dear Dale:
The intent of this letter is to address your request to proceed with a design of the Vine Drive
interim improvements using a 3:1 finished side slope instead of the 4:1 finished side slope
normally required by the City.
After reviewing the plans you have submitted to us, this steeper side slope will be allowed from
approximately station 141+00 RT to station 146+00 RT. with the following condition:
* All work shall be accomplished within the existing rights -of -way
* The stormwater catch ditch will be of sufficient width and depth to catch the stormwater flows
from the roadway section without causing injury to or creating more then the historic flow onto
the adjacent properties.
* The steeper slide slopes will be designed and shown on the Vine Drive Improvement utility
plans.
* If the catch ditch and other associated work cannot be accomplished within the existing rights -
of -way then the Developer of Waterglen P.U.D. will be required to obtain the necessary slope and
drainage easements.
If you have any questions please contact me.
