Site Notes:
1 - The design intent for Sunrise Ridge, zoned UE (Urban Estate), is to utilize the 8.07
site for custom homes and possibly five duplex units on large residential lots.
2 - Tract A is being used for drainage and open space.
3 - Lots 3, 4, 5, 6 7, 8, and 9 shall be custom-built single family homes to be designed
and illustrated in the future.
4 - Lots 1, 2, 10, 11, and 12 are calculated as duplex units. These lots could also be
single family homes but have been represented as duplex units because it reflects the
maximum density.
5 - Overall gross density shall not exceed 2 units per acre. See calculations on this
sheet for other density information.
6 - Lighting plans and photometrics are not provided at this time because all lots are to
be single family or duplex. If alternate lighting is being propsed for this site, it will be
submitted before final review.
7 - Custom homes are being proposed and therefore actual buildings have not been
designed at this time. Building footprints are not provided on this site plan. Dimensional

8 - Street -facing garage doors must be recessed behind either the front facade of the W
ground floor living area portion of the dwelling or a covered porch (measuring at least 6' N a
x 8') by at least four (4) feet. Any street -facing garage doors complying with this
standard shall not protrude forward from the front facade of the living area portion of the
dwelling by more than eight (8) feet.
9 - Garage doors may be located on another side of the dwelling (side or rear loaded)
provided that the side of the garage facing the front street has windows or other PROJEC- NO:
