SPECIAL WARRANTY DEED
Lagunitas Willow, Inc., a Colorado Corporation, whose address is 3944 JFK
Parkway, Suite 12E, City of Fort Collins, County of Larimer, State of Colorado, for the
consideration of Ten Dollars ($10) and good and other valuable consideration in hand
paid, hereby sells and conveys to Lagunitas Giddings, Inc., a Colorado Corporation,
whose legal address is 3944 JFK Parkway, Suite 12E, Fort Collins, County of Latimer,
State of Colorado, the following real property in the County of Larimer, State of
Colorado to wit:

intersection of Willow Street and Pine Street. In conjunction with the redevelopment proposal
for the Northside Aztlan Community Center, the City is proposing that the alley right-of-way be
vacated and retained as a utility easement for the existing utilities that are situated within the
existing right-of-way.
