I think we should perhaps talk about widening it beyond that if indeed there is no curb there (as indicated on sheet 5 of the Utility Plans). Seems to me that it will be easy for vehicles to park on this walking surface if we do not take some sort of action (curb, wheel stops, or something else?) to keep that from happening. Thanks. Basil Hamdan's Comments 105 Parks has been involved with the design and knows what we are planning for drainage and the maintainance requried. We have chosen to not install a pipe in the swales. With proper maintainance, they should work without a pipe drain. There is irrigation in the swales. The slope of the channel is now noted. 98 The shedule has been revised. 71 The Permit has been prepared and given to Steve Seefeld to submit. The LOMR is not yet approved. 114 A note has been added to fill in the sump portion of the inlet with grout. 108 The entire parking lot of the United Way is a drainage alignment. 106 There is not a low area downstream of the pipe. The channel by the United Way has some bellies that are going to be removed to elimiate puddles. In addition, I would strongly suggest that this project provide bicycle parking well BEYOND what the code requires since it is likely (due to the recreational nature of the use and proximity to the Poudre Trail) that many users of this facility will be arriving via bicycle. The location of bicycle parking is another issue. As currently shown, the proposed bicycle parking is encroached upon by a tree and does not satisfy the requirements of the LUC. In addition, it would make sense to provide bicycle parking at the main entrance to the building along Willow St., as well as somewhere in the vicinity of the basketball courts and/or skate park when they are complete. I believe that Current Planning Staff has some redlined plans outlining these considerations. Thanks. It seems that it may be problematic to install tree grates, other street features, or sidewalk around mature trees in the future. For site planning/landscaping purposes it may be safest to make the assumption that there will be on -street parking provided, even though this is not yet "set in stone". It appears that parking along the north side of the building will result in the pedestrian space for the sidewalk being compromised without the curb to provide a physical barrier for the vehicles. (Follow-up: In checking with Transportation Planning, the use of curb stops mentioned at staff review should be indicated on the plans and the sidewalk will still need to be widened to 6'.)
