Although the building size is reduced, it has shifted closer
to the west property line. The approved plan shows three
Hackberry trees and four Austrian Pine between on the
west side of the building. The proposed Minor
Amendment shows no trees. Since this is the back of the
building, with electrical meters, this area needs to be
sufficiently screened, at least to the extent of its original
approval.
Also, please be aware of the restriction on the location of
the electrical transformer, and the screening
requirements, as called out on Note Number 16.
Also, please be cautioned that the site is in the Residential
Neighborhood Sign District and Note Number 8 indicates
there are restrictions on the approved architectural
elevations as to location and size of wall signage. This
note remains applicable.
As with Building A, please be aware that Note Number 6
calls for private parking lot light fixtures to be sharp cut-off
and down -directional with High Pressure Sodium as the
lamp source. Fancy light fixtures by Dinico or Hadco or
other manufacturers that are not sharp cut-off and down -
directional will not be allowed.
Easement vacation has been routed to utilities for review.

VACATING A PORTION OF THE BLANKET
ACCESS, DRAINAGE AND UTILTIY EASEMENT LOCATED ON
LOT B OF FOX MEADOWS BUSNIESS PARK NO. 2
WHEREAS, Section 2.1.5 of the Land Use Code of the City of Fort Collins
authorizes the Director of Community Planning and Environmental Services to vacate
certain easements by resolution or by approval of replats containing notation of such
dedication, and
WHEREAS, the Owner has requested that the City vacate a portion of an
access, drainage, and utility easement on Lot B, Fox Meadows Business Park No. 2,
more particularly described on Exhibit "A"; and
WHEREAS, the vacation has been reviewed and approved by the pertinent City
Departments, which departments report no objection to the vacation.
NOW, THEREFORE, be it resolved by the Director of Planning and
Environmental Services of the City of Fort Collins, that a portion of an access, drainage,
and utility easement on Lot B of Fox Meadows Business Park No. 2, and more
particularly described on Exhibit "A", attached hereto and incorporated herein by this
reference, is hereby vacated.
Passed and adopted by the Director of Community Planning and Environmental
Services of the City of Fort Collins this "day of September 2005.
