PROJECT NARRATIVE
THE 3.43 ACRE POUDRE VALLEY CONGREGATION OF JEHOvAH'S
WITNESS KINGDOM HALL SITE IS LOCATED AT THE NORTHEAST
CORNER OF TIMBERLINE AND KECHTER ROADS. THIS SITE IS
CURRENTLY LOCATED OUTSIDE THE FORT COLLINS CITY LIMITS AND
IS ZONED FA1- FARMING ZONING DISTRICT AS DESIGNATED BY THE
LARIMER COUNTY LAND USE CODE.
THE OVERALL PURPOSE OF THIS PROJECT IS TO BUILD A CHURCH
(PLACE OF WORSHIP OR ASSEMBLY), A PERMITTED USE IN THE U-E
DISTRICT, SUBJECT TO PLANNING AND ZONING BOARD REVIEW.
PHASE ONE WILL INCLUDE A 5,000 SQUARE FOOT CHURCH BUILDING,
(KINGDOM HALL OF JEHOVAH'S WITNESSES) ALONG WITH A
CARETAKER APARTMENT. ALLOWED USES IN PHASE 2 SHALL INCLUDE
ALL USES AS PERMITTED IN THE URBAN ESTATE (U-E) ZONING
DISTRICT AS DESCRIBED IN THE CITY OF FORT COLLINS LAND USE
CODE EFFECTIVE AS OF THE DATE OF PRELIMINARY DEVELOPMENT
PLAN
THIS PROJECT WILL INTEGRATE A PLACE OF WORSHIP INTO THE
SURROUNDING CITY STRUCTURE. THE PROJECT WILL PROVIDE
VEHICULAR, PEDESTRIAN AND BICYCLE ACCESS, UPDATE THE VISUAL
APPEARANCE OF THIS INTERSECTION AS WELL AS PROVIDE
ROADWAY IMPROVEMENTS AND IS CONSISTENT WITH THE PRINCIPLES
AND POLICIES OF THE FORT COLLINS CITY STRUCTURE PLAN WHICH
INCLUDE INCORPORATION OF COMPACT DEVELOPMENT PATTERNS,
INTERCONNECTED TRANSIT SYSTEMS, NEW ACTIVITY CENTERS, A
SYSTEM OF INTERCONNECTED OPEN LANDS, A GROWTH MANAGEMENT
AREA BOUNDARY AND MULTIPLE MEANS OF TRAVEL.
