KNOW ALL MEN BY THESE PRESENTS: That the undersigned Everitt Enterprises
Limited Partnership No. 1, a Colorado Limited Partnership, being the owners
and proprietors of the following land to -wit:
A part of the Northeast 1/4 of Section 6, Township 6 North, Range 68 West
of the Sixth P.M., City of Fort Collins, County of Larimer, State of
Colorado.
do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado,
for public use a tract of land for a temporary easement for access
in the City of Fort Collins, County of Larimer, State of Colorado, more
particularly described as follows:
A tract of land situate in the Northeast 1/4 of Section 6, Township 6
North, Range 68 West of the Sixth P.M., City of Fort Collins, County of
Larimer, State of Colorado which considering the North line of the
Northwest 1/4 of said Section 6 as bearing S 89' 37' 23" E and with all
bearings contained herein relative thereto is contained within the boundary
lines which begin at a point which bears S 00' 21' 27" E 942.44 feet from
the North 1/4 corner of said Section 6 and run thence N 89' 38' 33" E
74.00 feet; thence S 000 21' 27" E 75.00 feet; thence S 89' 38' 33" W
80.00 feet; thence N 00' 21' 27" W 75.00 feet; thence N 89' 38' 33" E
6.00 feet to the point of beginning, containing 6,000 square feet more
or less.
It is understood by the undersigned that, by acceptance of this dedication,
the City of Fort Collins will not accept the duty of maintenance of such
easement.

for public use forever a tract of land for an easement for the installation
and maintenance of utilities in the City of Fort Collins, County of Larimer,
State of Colorado, more particularly described as follows:
A tract of land situate in the Northeast 1/4 of Section 6, Township 6
North, Range 68 West of the Sixth P.M., City of Fort Collins, County of
Larimer, State of Colorado which considering the North line of the
Northwest 1/4 of said Section 6 as bearing S 89' 37' 23" E and with all
bearings contained herein relative thereto is contained within the boundary
lines which begin at a point on the South boundary line of Colorado Highway
No. 68 which bears S 000 21' 27" E 28.01 feet, and again S 89' 40' 53"
E 83.18 feet from the North 1/4 corner of said Section 6 and run thence
S 000 19' 48" E 368.45 feet; thence along the arc of a 15.00 foot radius
curve to the left, a distance of 23.56 feet, the long chord of which bears
S 440 38' 33" W 21.21 feet; thence N 00' 21' 27" W 368.45 feet; thence
along the arc of a 15.00 foot radius curve to the right, a distance of
23.74 feet, the long chord of which bears N 44' 58' 50" E 21.34 feet to
the point of beginning, containing 5559 square feet more or less.
