Know all men by these presents: that the undersigned Northern Colorado Land, L.L.C., a limited
liability company, being the Owners of the following described land, to -wit:

do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado, for public use a
temporary Ingress/Egress easement in the City of Fort Collins, County of Larimer, State of Colorado,

Estates, P.U.D.
Beginning at the northwest corner of said Lot 89; thence along the west line of Lot 89 S 00°27'00"
W 40.00 feet; thence S 73°55'20" E 94.82 feet to the east line of Lot 89; thence N 31°42'20" E
40.00 feet on and along said line to a point on the southerly Right -of -Way of Mesa Verde Street
said point being the northeast corner of Lot 89 and a point on a curve concave southwesterly with a
radius of 216.00 feet and a central angle of 31°15'20"; thence along the arc of said curve 117.83
feet (said arc having a chord bearing N 73°55'20" W for a distance of 116.38 feet) to the beginning
The above described easement encompasses 0.11 acres more or less, subject to all easements
