[3115/041 The owner of the transmission line easement will need to provide a letter
of intent agreeing in principle to the development proposal. In general, having the
driveway access within this easement seems to be unusual, will the developer
secure permanent legal right for the operation of the driveway?
Number: 10 Created: 3/15/2004
[3/15/04] The slope easement directly north of the site requires a letter of intent from
both the Food Bank and the power line easement holder.

[3/15/04] The development illustrates a radius style driveway approach on the
plans. The Street Standards allow for the radial access in cases where there are
more than 350 tripes a day. The traffic report states that the site will generate less
than 200 daily trips, thus the use of a radius style driveway is not to standards.

[3/16/041 Not required at this time but just as an FYI, provide legal descriptions for
the additional utility easement, emergency access easement and slope easement for
review. The applicant will be required to provide the necessary deeds of dedication
and recording fees for these easements.

[3/17/04] In further discussion with PFA, the fire lane required specified in #12
consists of a 20' emergency access easement to be dedicated around the entire
building connecting to the driveway and out to Blue Spruce Drive

[3/161041 The amount of drainage directed over the sidewalk exceeds LCUASS
criteria. In general the City Engineer has ruled that an area of up to 750 sq.ft. is
allowed to drain over the sidewalk which is exceeded in the present design.

[3/16/04] ADS is not allowed in right-of-way. Specify C900 or other City approved
pipe.

[3/16/041 Is an asphalt swale at .6% sufficient to carry drainage flow? It seems that
the amount of slope isn't sufficient for asphalt and standing water degrading the
pavement is likely. (thought or suggestion, not a requirement)
