Dear Phil: In your review of the referenced drainage report you expressed concern about the flow spread in the far east leg of the parking. In this area the 2 year depth is 0.36 feet and the 100 year 0.50 feet. There is no sidewalk to be innundated, and the depth is no hindrance to local traffic. The reason for concern is the incon!patibility between flow spread and building setback. We have addressed this problem by specifying the finished grade elevat:ion of the buildings in this area. The dictated finished grades will have the effect of raising the 2% lawn slope used for calculations in the report. Because the lawn has a high n value, the decrease of f'ow area over the lawn will have negligible effect on the depth. Therefore the flow depths have not been recalculated. The replat of Mail Creek Village at SouthRidge Greens P.U.D. will result in a reduction of 20 dwelling units. Originally, Mail Creek Village was planned for 70 condominium units. The replat will consist of 14 condo- minium units, which have already been built and sold, and 36 Townhomes. The proposed reduction in density for Mail Creek Village from 10.1 dwelling units per acre to 7.2 dwelling units per acre, will effectively reduce the traffic impact for the SouthRidge Greens development. Therefore, the requirements of the existing traffic study will not be affected by the change of use for this tract at SouthRidge Greens. Colorado The replat of Mail Creek Village at Southridge Greens P.U.D., will reduce the total number of units for 70 condominium units (planned with the ori- ginal plat of Mail Creek Village) to 50 total units, (14 existing condominium units constructed according to the original Mail Creek Village plan, and 36 townhomes, 28 of which are a part of this replat submittal). Peak runoff values at major concentration points were recalculated according to the amended grading and drainage plan for the 1st Replat of Mail Creek Village attached. Basin designations and Concentration point designations were consistent with those used by Engineering Professionals Inc. on their grading and drainage plan for the original Mail Creek Village development (EPI Project No: 217-13, September, 1983). Runoff values were compared to EPI's values which were documented on their plan. The peak runoff at concentration point Q3 is 1.7 cfs for a 2 year storm and 6 cfs for a 100 year storm. These compare to EPI's values of 1.5 cfs and 5.8 cfs for a 2 year and 100 year storm respectively. The peak runoff at Concentration point Q9 is 4.3 cfs for a 2 year storm and 15.2 cfs for a 100 year storm. These compare to EPI's values of 5.6 cfs and 17.4 cfs for a 2 year and 100 year storm respectively. All vertical curb and gutter channels can carry up to the 100 year storm since ultimate curb capacities for a 6' depth range from 23.5 cfs on up for 0.99% slopes on up. Street grades were obtained from the As -Built drawings by Engin- eering Professionals Inc. for "The Front Nine at Southridge Greens" and "Fairway Five at Southridge Greens". See the curb capacity nomograph and chart attached. The existing 18" RCP storm sewer can carry the 2 year storm for which it was designed. The capacity of the storm sewer flowing full, at its existing grade of 0.63%, is 8.34 cfs. See storm sewer capacity printout attached. Other backup figures are attached for reference.
