1. There are no longer Minor Subdivisions so the Minor should be taken out of the title of the
project and the plat. The name of the project will just be: Great Dane Subdivision
2. Need to label the drainage, access and utility easement on each lot on the plat to make it clear
that they are on both lots.
3. Additional off -site easements are needed that are not shown on the plans. A construction
easement on the north side of lot 1 for the construction of the retaining wall and a drainage
easement for the stormwater pipe south of lot 2.
4. What is happening at the end of the street? Is the crown remaining in the street all the way to
the driveway or is it being transitioned out? It is not clear on the plans - provide additional spot
elevations as necessary and/or modify the basin boundaries accordingly.
5. An overlay from the manhole south will probably be required.
6. See plans for additional comments.
7 Discussing how to process the request to end the street without a cul-de-sac. We are looking
at the code to determine as to whether it wilUcan be processed as a compliance review or if it will
need to be a modification that is taken to the board.

Utility plans
For the ramp on the east side of the driveway you are indicating that need to use vertical curb. That is great, I think the not(
should read: "vertical curb & gutter taper curb from 1 /2"to 5"" instead of V' vertical curb & gutter taper curb from 6" to
5"". Since the curb height will be 1/2" at the driveway and 5" high at the beginning of the ramp. This is shown on several
sheets, so the change needs to be made on all of them. Would also recommend a note: "vertical curb and gutter taper curb
from 6" to 5"" for the piece between the curb chase and the existing curb.

Why not concrete the southwest corner of the street behind the radius where you have indicated gravel. It will be less maintenance and
look better the only thinkg that will need to be done is to make sure that this area can transition down to the ramp correctly.
Thanks for a copy of the sewer easement. Where is the off -site drainage easement in the process?

Utility plans
I. If drainage is going to come off of the street on only one side (east side) a min 15 foot radius needs to be provided at the end of the
improvements. This will allow the street to be cleaned by a street sweeper. This was discussed several rounds of review ago. This
15-foot radius needs to be provided the driveway access needs to be narrowed if this can not be accommodated with a 24-foot
access. For the number of vehicles using this parking area a 20-foot access drive is adequate.
2. Use a taper versus a blunt tie in to tie in the new wider sidewalk to the existing sidewalk.
3. The standard driveway detail shows a 6-foot transition for the sidewalk ramp. There is only 5 feet on the east side. Will the
transition in 5 feet meet ADA requirements? — you have a note here to taper curb from 6" to 5". I am a little confused. 1 think I
understand what you are trying to do, but where you have the not is where the curb would be transitioning from 0" to 6". 1 think
what you were looking at was that the curb would transition from the existing curb at 6" to 5" and then the ramp would transition
from 5" to 0". Not sure how you are going to transition from the existing 6" curb to 5" in the space allowed. But it may work Is
there enough clearance and volume in the culvert if it only has a 5" opening?
4. Per the standard detail the drive is to rise a min of 'A inch per foot. This is not what is being shown by the elevations on the plan.
Provide a section to show how this works and that the drainage does not sheet flow into the driveway or add the notes to the existing
detail. You say this is no different than a driveway draining on to the street. Well that is not allowed. That is not something we
have never wanted and now it is in the land use code that you cannot drain concentrated flow across a sidewalk into the street.
Therefore, need to provide the lip, but the drive can slope back into site. See notes to add to detail.
