Based on Section 3.2.2(K)(1)(h) of the Land Use Code, this 336 seat church should have 84 parking spaces on its site. The Landscape Plan submitted (approved by Larimer County) shows 81 parking spaces on Lot 1 of the recorded C.O.L. College and Trilby Subdivision that could be determined to relate to this building. The other 52 spaces shown on the Landscape Plan would appear to "belong" to the future pad site on Lot 2 on the north side of the plan. The C.O.L. College and Trilby Subdivision plat would bear this out. Possibly a shared parking agreement would be needed between the 2 property owners. 3. CMNT Jenny Nuckols A second building was anticipated on the north side of the existing Eckards building. A 1 inch water, 6 inch fire line and a 4 inch sanitary sewer service was extended for the building. The water and sanitary sewer taps need to be purchased or the facilites need to be abandoned at the main lines in accordance with District requirements. We will need to verify that the landscaping conforms to the plan and that everything was installed prior to the issuance of a certificate of occupancy. 2. ANDERSON ASSOCIATES ARCHITECTS/ ARCHITECTURAL ENGINEERS, LLC Memorandum Date: April 7, 2005 From: Anderson Associates — Dick Anderson — ,D)V' Representing: Fort Collins City Church, Kevin McGinley- Pastor To: City of Fort Collins, Building and Zoning Department Reference: Minor Amendment to Eckerd Store # 6827, 6541 South College Avenue Eckerd Store # 6827 has been built in Latimer County and was annexed into the City of Fort Collins November 2004. The building has been issued a Letter of Completion from the Larimer County Planning and Building Services Division, County Permit Number 03- 131265. Designed Use: The building has been designed as a Group M Occupancy (Mercantile) conforming to the 1997 Uniform Building Code. Automatic Fire Sprinklered building with 13,813 square feet. Per the approved site plan (County Project #03-SP0099) the net site area is 174,537 square feet (4.007 Acres). Intended IJse: The Fort Collins City Church, established in 1976, plans to purchase and modify the building to accommodate their congregation. The building will be modified to meet the 2003 International Building, Mechanical and Plumbing Codes as well as the 2002 National Electrical Code for an Assembly Occupancy Group A-1. The plumbing fixture units will be designed to accommodate the existing I" water service. The existing ductwork will be modified to accommodate the troffered ceiling and classroom configuration. The ventilation systems will be upgraded to accommodate the 336-person auditorium. Electrical service also modified to accommodate the remodeled building. Office spaces, nursery, classrooms and kitchen facilities will be provided as shown on the attached plan dated April 7.
