Approved. Note that Maple Hill First Replat was approved
by the Hearing Officer on August 31, 2004 with a condition
of approval pertaining to enhancing the landscaping on
Tracts A and K of the First Replat This landscaping has
been reviewed and approved by Current Planning on
October 8, 2004. Final Compliance was approved on
October 29, 2004. The landscaping for Tract A and K of
the First Replat are part of Maple Hill First Replat, not a
part of this Minor Amendment.

Phase two will require a temporary turnaround (with
easement) for the north dead-end of Bar Harbor Drive.
Please show these on the site and landscape plans.

Please work closely with your engineer to ensure that
utilities, driveways, and street trees will all fit in the newly
narrow lots. The utility plans show driveway edges 2-3 feet
apart, but the street standards require a minimum
separation of 12' on local residential streets. Please
provide for the separation or provide shared driveways.

No residential building can be greater than 400 feet form a
fire hydrant. Fire hydrants are required with a maximum
spacinb of 800 feet along an approved roadway. Each
hydrant must be capable of delivering 1000 gallons of
water perminute at at residential pressure of 20 psi. UFC
901.2.2.2
Need to update development agreement to reflect new
phase lines.
Grading plans should be revised to reflect added lots lots
and and new grading for the revised lot lines. Also
phasing lines should be adjusted on the utility plans.
Mylars have been signed, Minor Amendment approved

RE: Maple Hill — Minor Amendment One and First Replat.
The re -submittal includes the following:
1) Replatting of the following blocks:
Block 17 ( Block 1 of Maple Hill First Replat ). Lot widths adjusted and one lot
added.
Block 22: (Block 2 of Maple Hill First Replat). Lot widths adjusted and one lot
added.
Block 29: (Block 3 of Maple Hill First Replat). Lot widths adjusted and one lot
added.
2) Blocks 23, 25 and 26 are to remain as Single Family lots per the layout
and sizes approved at Final Compliance and will not proceed as alley type
lots.
The above changes cancel the previously submitted, First, Second and Third
Replats and creates one First Replat (see attached graphic). The changes also
cancel any previously submitted Minor Amendments.
In addition:
3) Tract H becomes Tract A of Maple Hill First Replat.
4) Single Family and duplex designations have been readjusted. See
revised PDP Residential Density Table, Maple Hill, Minor Amendment,
Final Site Plan, Sheet 1 of 11.
5) The Landscape Plans have been readjusted to allow for one street tree
per lot. See Landscape Plan, Maple Hill, Minor Amendment ,Final
Landscape Plan, Sheets 4 and 5 of 11.

6) Phase lines for phases 1,2 and 3 have been changed from the approved
Final Compliance drawings.
