1. The revised Site Plan and increased building envelope
are approved. Check with Engineering to see if the new
building envelope will require a replat. 2. The revised
Architectural Elevations are approved. 3. The revised
Landscape Plan is not approved. The original Landscape
Plan calls for 3 Austrian Pine along Timberline Rd, 2 of
which are specified for 8'. The proposed Amendment
shows zero. Loss of 3 Evergreens is not acceptable,
especially with 3 compressors and the gas meter facing
Timberline, and electrical meters and panes facing south
but visible from Timberline. The landscaping along
Timberline needs to be increased so as to create an
effective screen at maturity. Also, the original plan shows
5 2-inch cal. shade trees on the north and the new plan
shows only one. Add two more, one on each end parking
lot island. 4. Note number 16 requires the electrical meter
and panel to be screened with solid wall. This can be
waived but only as long as the Landscape Plan is revised
to provide sufficient screening. 5, Bellisimo Construction
needs to cautioned that decorative (Hadco?) light fixtures,
as used on the Timberline Office Park to the south and
west, are not down -directional and will not be allowed. 6.
Note that the project is in the Residential Neighborhood
Sign District and that wall signage on Building A is not
allowed along the west - Timberline Rd. - elevation as per
Note Number 8.

RESOLUTION NO. AD 05-30
OF THE DIRECTOR OF COMMUNITY PLANNING
AND ENVIRONMENTAL SERVICES
OF THE CITY OF FORT COLLINS VACATING A
PORTION OF A UTILITY, ACCESS, AND DRAINAGE EASEMENT
ON LOT A, FOX MEADOWS BUSINESS PARK NO. 2
WHEREAS, Section 2.1.5 of the Land Use Code of the City of Fort Collins authorizes the
Director of Community Planning and Environmental Services to vacate certain easements by
resolution or by approval of replats containing notation of such dedication; and
WHEREAS, the Owner has requested that the City vacate a portion of a utility, access
and drainage easement on Lot A, Fox Meadows Business Park No. 2, located on the Timberline
Road, south of Horsetooth Road and north of Harmony Road, more particularly described on
Exhibit "A", and
WHEREAS, the vacation has been reviewed and approved by the pertinent City
Departments, which departments report no objections to the vacation.
NOW, THEREFORE, be it resolved by the Director of Community Planning and
Environmental Services of the City of Fort Collins, that a portion of a utility, access and drainage
easement on Lot A, Fox Meadows Business Park No. 2, which portion is more particularly
described on Exhibits "A," attached hereto and incorporated herein by this reference, is hereby
vacated.
Passed and adopted at an administrative hearing held by the Zoning Supervisor as the
delegee of the Director of Community Planning and Environmental Services of the City of Fort
Collins this i%I day of July A.D. 2005.
