Provide the off --site easements Utility Plans • Provide A -line documentation when it is obtained. This is needed before the access permits can be processed. The radius into the access drive needs to be a 40 foot radius for the right to be considered anon stop condition. With the 30 foot radius the decel length needs to be 435 feet assuming a posted speed limit to the east of the site of 50 mph with storage provided for the total number of vehicles. Is tract A to be owned by the homeowners association also? Need to indicate who is to own this tract. 2. Provide reception Ws for all existing easements. 3. The portions of the drainage easements (shown to be vacated in Tract A) that are outside of the plated boundaries will not be vacated. This will have to be vacated by separate document or at the time that the rest of that area is plated. 4. Provide a 9 foot utility easement along the frontage of Milestone Drive. Utility Plans 5. Site Grading Plan - if the bus bay is intended for City Busses (now or in the future) it is too short. The standard buss dimensions are 42' 4". 6. Section B on sheet 6 - where does the pipe sit? And how much cover should it have? 7. The modified Type D inlet is sitting under the fence, per detail A on sheet 6. This is in conflict with what the detail shows. Need to provide bike signage at the right turn lane where the bike lane crosses it. This signage should be the same as that that is provided at the similar situation on eastbound drake at College Ave. 9. Provide the minimum taper (15:1) and increase the deceleration/ storage lane length for the left turn into the sight. 10. Provide a stop bar in the access drive 11. The 20:1 taper for the right turn into the access drive should be 240 feet for the 12 foot lane width. 12. Modify labeling on Section A 13. Assuming a 60 degree angle the parking stalls need to have a depth of 21 feet. 2 A temporary access needs to be provided from the northern parking area over to milestone drive to provide for better traffic circulation. 3 All off site easements and/or ROW need to be provided in proper format, signed and with a sketch showing their location in reference to the project boundaries. 4. Site plan shows walk along Harmony being built. 5. No widening of Harmony is allowed into the median area, except for the addition of the left turn lane The addition of the right turn decel/ accel lane shall be done along the northern edge of Harmony. 6 The bike lane on Harmony is an 8 foot bike lane not a 6 foot 7 Provide adequate deceleration, storage and taper lengths for the left turn and right turn decel lanes. For the left 485 feet of decel, 137 feet of storage and a 220 foot minimum taper is required. For the right a 450 foot decel and a 220 foot minimum taper is required. S. Where there is no curb and gutter a 4 foot paved shoulder needs to be provided beyond the 12 foot turn lane. 9. Indicate what the slopes are in the cross sections. These need to meet CDOT requirements. This access will need to be obtained prior to the tiling of the plans and before a state highway access permit can be issued. 1 I _ Barricades need to be provided at the eastern end of the access drive and the western end of the parking lot. 12. Maximum driveway/access width allowed is 35 feet. 13. Need to provide a 2 % slope away from the Row for 20 feet from the flowline on Harmony. 14 Show the internal traffic control devices to be used 15 Entrance drive needs to have concrete to the property line 16 The left turn on Harmony needs to be designed with a larger radius so that it is less appealing and not as possible to make a left turn out. 17 The new ramp details need to be provided and the proper dimensions need to be provided on the curb and gutter details. See the plans for additional comments.
