Sheet 3 (2/3 of plat): Existing ROW of `old' Harmony Road is improperly labeled; existing N property line is incorrect; portion of `new' Harmony Road ROW needs to be dedicated; need bearings and distances on all ROW lines; private drives should not be named; tract 4 should not be located over existing ROW; off -site ROW for Seneca St. N of property is unclear; 15' utility easement: needs to be dedicated adjacent to `new' Harmony Rd. ROW. Sheet 4 (3/3 of plat): Show boundaries of existing Trilby Lateral Ditch Co. easement; otf-site easements are needed for proposed grading and storm drainage facilities; tie in all building envelopes; an access easement is needed in the SE portion of tract 10. Sheet 5: `Mountain' feature shown on `Phase One Final Plan' is not shown on grading plan. Sheet 7: An off -site easement is needed for the proposed sanitary sewer main extending to the S of the property; the street width at the `neck' of the cul-de-sac at Shadow Ridge Ct must be 36' wide; all existing and proposed storm drainage facilities must be shown; existing ROW must be shown; existing features within 150' of the project boundaries must be shown; access drives off of Seneca St. must be shown. Sheet 8: Is the 20' utility easement existing?; show sanitary sewer crossing in profile. Sheet 9: Show all utilities crossing in profile; lines ST-2, ST-9, and ST-10 are inconsistent in plan and profile; existing water main is not shown. Sheet 10: Show proposed grade along CL of line ST-4; manhole rim elevations may not be below finished grade; line ST-4 must be located entirely within the drainage easement; there seem to be some problems with the invert elevations of curb inlet 7A. Sheet 11: Show easement: for existing 10" sanitary sewer; an off -site easement is needed for the proposed 8" line. Sheet 12: Show proposed. finished grade over CL of pipe; some size of water mains crossing in profile are incorrect. Sheet 13: Manhole rims must be flush with finished grade. Sheet 14: Show water line crossing in profile. Sheet 15: Label sewer lines in plan view. Sheets 16-20: A barricade needs to be installed at the dead-end of Shadow Ridge Dr.; concrete shall extend to ROW line at all private drives; all intersections need spot elevations shown per standard drawings D-18 and D-19; maximum grade break of 0.4% is exceeded in several locations. Sheet 3: • Show location of proposed Trilby Lateral realignment. • Please show the boundaries of the existing Trilby Lateral Ditch Co. esmt. • Does the Trilby Ditch Co. need to sign the plat'? Utility Plans Sheet 5: K Show the storm sewer along Harmony Road on all appropriate sheets. Sheet 7: • Sidewalk shall be provided along all public streets. • Please provide adequate information pertaining to the intersections with Harmony Road in accordance with standards 1.02.03.05(e) and 1.02.03.06(b). Sheet 17: 9 Crosspan at Seneca and Prairie Ridge should be 12' per 1.02.03.12(b). Sheet 20: X The cul-de-sac at Dusty Sage Loop is not in accordance with standard detail D-23. A 28' width from flowline to Ilowline must be provided. 38 Maximum approach grade of 2% within 50' of an intersection is exceeded at both intersections on this sheet. Sheet 21: 9 Maximum approach grades are exceeded at Morning Dove and Dusty Sage Dr. Sheet 22: 39 Insure that approach grade of Chokecherry Trail at Harmony are in accordance with standard 1.02.03.05(a). 36 Chokecherry Trail accesses an arterial therefore it cannot be 28' per standard 1.02.10(c). 88 Approach grade at Chokecherry and Dusty Sage exceeds 2.0%. ***See redline utility plans for additional comments*** The following comments were offered by Engineering Pavement: N The South East part of the site (Borings B-7, B-8, B-9 & B-15) has shallow and expansive bedrock. Mitigative measures will need to be submitted and included in the utility plan. 9 The Darn and Pond 6 could recharge water levels and increase the swelling of soil for Shadow Ridge Drive, subdrains should be installed and shown on the utility plan.
