The existing plat has a 30 foot BSB (building setback line) line adjacent to all row. The building you are proposing goes
beyond this line. 1 don't know for sure how you can getrid of this line. Since it is on the plat, a replat maybe required.

An access easement needs to be dedicated for the access driveway. An access easement does not exist here unless it was
dedicated by separate dociment at some time. If so please provide the reception number and a copy of the easement. If
half of the drive is on the adjacent property, an access easement on that property is needed as well.

Need to see 150 feet of off site area surrounding the lot. What is there - need to show grade lines beyond the property
boundaries.

There is a 40 foot parking setback for. the parking spaces on the driveway from the street. This will eliminate a few spaces.

What is the actual pavement width of the private drive? Is it wide enough to provide the head in parking you are showing
and the parallel parking that is existing (or being done) today on the west side?

Sidewalk in front of the parking spaces needs to be a minimum of b feet wide. It is being shown as 4 feet.

What is the width of the existing sidewalk on Birch? May need to be widened if it doesn't meet requirements.

Drainage can not drain across the sidewalk from the private drive. It will need to get out to the street via a sidewalk chase

The landscape walls need to be placed a minimum of 2 feet behind the sidewalk or the detached sidewalk on Wagner needs
to be 6.5 feet wide minimum and 2 feet can be added to the attached sidewalk on Birch Street to achieve the required
separation. The sidewalk along Wagner is shown on the site plan to be 4 feet wide whereas it is shown to be 6 feet on the
utility plans. For a detached walk it is to be a minimum of 4.5 feet wide unless it is adjacent to the landscape wall in which
case it would need to be 6.5 feet wide or placed 2 feet away from the wall.
