This is a response to your review comments concerning the final utility plans and the final plat for
Vanworks Subdivision Second Filing. Plan comments are addressed according to each sheet of the
original reviewed plan set which is being returned to you.
FINAL UTILITY PLANS:
'rhe date has been removed from the cover sheet. A revised date will be added when approvals are
obtained.
A common access has been provided in order to delete one access off of Buckingham Street. A
modification of the Phelps-Tointon parking lot and driveway has been made base([ on discussions
with both Vanworks and Phelps Tointon representatives.
* We have noted your comment concerning requesting cash for Buckingham Street in lien of
providing Buckingham Street improvements at this time. Buckingham Street plans have been
revised to indicate "FUTURE" construction. Improvements now match a typical collector standard
inchuling right-of-way width, street width, detached walk location, etc. We have of course,
represented old collector standards according to your comments and due to the existence of
ituprovements adjacent to Phelps-Tointon.
* Flowline and centerline profiles for Buckingham Street have now been provided.
FINAL PLAT:
'fhe total Buckingham Street right-of-way has been represented. The existing right-of-way on the
north side of Buckingham Street has been found to be 27' and has been confirnied.
The utility easement on the south side of Buckingham Street has been revised to a 9' width.
The Logan Court right-of-way vacation data has been noted on the plat according to the data
provided by you. Thank you.
An access easement has been added to the plat to accommodate the common access for Lots 1 and 2
and Phelps-Tointon.
The existing 20' utility easement along the west side of Lots 1 and 2 has been widened to 30' at
Roger Buffington's request.
The existing 10' utility easement along the south side of Lot 1 has been widened to 20' at Roger
Buffinglon's request.

GENERAI. ITEMS:
* We have provided easement dedication packages associated with the Vanworks project to the City
for review. The easement are primarily associated with drainage improvements downstream of
Vanworks including an offsite channel easement and a redefinition of the Phelps-Tointon pond
easement. We have not received comments and regnest a status report on that review.
If you have questions or further comments, please call at 226-5334. We anticipate submitting for a
building pettnit within the next couple of months and will require plan approval prior to issuance of a
permit.

Re: Vacation of a portion of Logan Court with Vanworks Subdivision Second Filing;
Fort Collins, Colorado
Dear Kerrie,
This letter represents a formal request to vacate that remaining portion of Logan Court which
was dedicated with the final plat of the Replat of North Lemay Subdivision, Second Filing. 'Ilse
right-of-way is represented on the attached exhibit (Exhibit A). The legal description of the
right-of-way area proposed for vacation is attached as well.
Please keep its posted on the schedule for getting the right-of-way vacation processed. We are
hopeful that we may have this item placed on the agenda for the next two scheduled City Council
meetings so that this may be resolved as soon as possible.

LAND DESCRIPTION FOR VACATION OF A PORTION OF LOGAN COURT
All that portion of Logan Court located in Vanworks Subdivision Second Filing, City of Fort
Collins, located in the northeast 1/4 of Section 12, Township 7 North, Range 69 West of the 6th
P.M., Latimer County, Colorado more particularly described as follows.
Commencing at the southeast corner of Lot 1 of said Vanworks Subdivision Second Filing;

beginning of a non -tangent curve to the right having a central angle of 180°00'00", a radius of
