This Memo is regarding the pavement repair at 226 Remington Street for Kitchen Design
Center. Bob Ca,,mer has been in constant contact with Lafarge with respect to the required
repairs. Kitchen Design Center currently has a contract with Lafarge to have said repairs
completed. I lowcver, due to the requirements of the repair to comply with the City of Dort
Collins Standards, i.c. mill and inlay, Lafarge is currently attempting to schedule the repair
with other milling projects, thus, lowering the cost to the customer.
If this poses a problem, please do not hesitate to contact me at 407-3600. We at Lafarge

Dear Bob:
The following are comments from various departments on the proposed building at 226
Remington:
ZONING (comments also include Current Planning and Advance Planning issues):
1. Include not on Landscape plan regarding letter of credit, escrow or installation of
landscaping prior to issuance of CO.
2. Need bike rack located near the building entrance
3. Waht are the overall heights of the building and the garage?
4. What colors are planned for building exteriors?
5. What type/ clor shingles on both buildings?
6. There doesn't seem to be a trash enclosure located anywhere.
T Indicate the square footage of each building on the site plan.
8. Indicate the proposed building usage on the site plan.
9. One tree every 40 feet is required in the parking lot perimeter landscaping area
10. A 6 foot fence is required along the north and south lot lines adjacent to the parking
lot.
11. Site plan shows "land Use Date" but square footage % aren't given.
12. High profile d;°mensional shingles should be used.
13. Provide screening of the mechanical units
14. Add general riot that bike parking must be designed according to the requirements
of the LUC.
TRANSPORTATION PLANNING
15. Provide bike parking at building entrances.
ENGINEERING PAVEMENT

See additional attached comments from Water Conservation, Forestry (landscape notes
to be added), Poudre Fire Authority, Engineering, Stormwater and Water/Wastewater and
marked up plans from Engineering, Stormwater, Water and Wastewater.
Please return all reclined plans and 6 site plans, 5 landscape plans, 4 copies of the
existing plat, 4 sets of utility plans, and 2 drainage reports for review. In addition fill out and
return "Information for Development Agreements' sheet and provide copies of the
easement dedications for review.
