PLANT NOTES:
1. LANDSCAPE INSTALLATION CANNOT BEGIN UNTIL CONSTRUCTION OF THE ELECTRICAL
N DISTRIBUTION SYSTEM IS COMPLETE.
2. FINAL LOCATION OF PLANT MATERIAL MAY BE ADJUSTED TO THE SATISFACTION OF THE

8. PLANT MATERIALS AND QUANTITIES WILL CONFORM TO THE REQUIREMENTS OF THE CITY
LANDSCAPE REGULATIONS AND WILL BE REVIEWED WITH PUBLIC IMPROVEMENT PLANS IN
CONJUNCTION WITH THE FINAL PLAT AND FINAL DEVELOPMENT PLAN.
9. ALL PLANT IIATERIAIS SHALL BE IN ACCORDANCE WITH ANY SPECIFICATIONS FOR
NUMBER ONE GRADE.
10. ALL PLANT MATERIALS TO BALLED AND BURLAPPED, CONTAINERIZED, OR ROOT CONTROL BAGS.
11. A SOIL TEST PERFORMED ACCORDING TO THE CITY OF FORT COLLINS SPECIFICATIONS WILL BE
PERFORMED PRIOR TO CONSTRUCTION TO DETERMINE THE EXACT SOIL AMENDMENTS REQUIRED.
12. TURF MIX WILL BE A TALL FESQUE, OR A DROUGHT TOLERANT BLUE GRASS BLEND.
13. THE DEVELOPER AND OR SUBSEQUENT OWNER(S) SHALL MAINTAIN ALL PRIVATE PROPERTY
AND ANY ADJACENT CITY RIGHT-OF-WAY, UP TO STREET EDGE AND INCLUDING MEDIANS.
14. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE, WITH THE EXCEPTION OF
STREET TREES, DURING CONSTRUCTION, AS REQUIRED BY THE SITE CONDITIONS OR PLANT
AVAILABILITY, OVERALL QUANTITY, AND DESIGN CONCEPT TO BE CONSISTENT WITH THE
APPROVED PLANS. IN THE EVENT OF CONFLICT WITH QUANTITIES INCLUDED IN THE PLANT
LIST, SPECIES AND QUANTITIES ILLUSTRATED SHALL BE PROVIDED.
15. COMMON AREA LANDSCAPING ALONG ALL PUBLIC STREETS WILL BE CONSTRUCTED IN
CONJUNCTION WITH ROADWAY IMPROVEMENTS TO ALL PUBLIC STREET LANDSCAPING IN
THE COMMON AREA SHALL BE INSTALLED OR SECURED WITH AN IRREVOCABLE LETTER OF
CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUE OF THE JOB
(MATERIALS AND LABOR) PRIOR TO THE FIRST ISSUANCE OF THE FIRST CERTIFICATE OF
OCCUPANCY FOR THAT PHASE.
16. A TREE PERMIT MUST BE OBTAINED FROM THE CITY OF FORT COLLINS BEFORE ANY TREES
OR SHRUBS, AS NOTED ON THIS PLAN, ARE PLANTED, PRUNED, OR REMOVED IN THE PUBLIC
RIGHT-OF-WAY THIS INCLUDES ZONES BETWEEN SIDEWALK AND CURB AND STREET MEDIANS.
17. LOCATE ALL UTILITIES PRIOR TO PLANTING.

LANDSCAPE NOTES:
1. IT SHALL BE THE LANDSCAPE CONTRACTOR'S RESPONSIBILITY TO LOCATE AND
PROTECT ALL UTILITIES.
2. ALL PLANTINGS WILL BE INSTALLED ACCORDING TO ACCEPTED HORTICULTURAL
PRACTICES. SOIL IMPROVEMENT FOR ALL LANDSCAPE AREAS SHALL CONSIST
OF THE ADDITION OF 3 CUBIC YARDS OF ORGANIC MATTER PER 1,000 SQ. FT.,
ROTOTILLED INTO THE TOP 6' OF SOIL
3. ALL TREES IN LAWN AREAS SHALL BE INSTALLED WITH A 3' DIAMETER
TREE WELL WITH STEEL EDGING AND 4" OF SHREDDED WOOD MULCH ON
FABRIC WEED BARRIER UNDERLAYMENT.
4. ALL LANDSCAPED SHRUB BID AREAS TO BE MULCHED WITH 1.5" Washed
ROCK MULCH IN A 4" DEPTH OVER A FABRIC WEED BARRIER UNDERLAYMENT.
DO NOT INSTALL WEED BARRIER IN AREAS DESIGNATED FOR ANNUAL OR
PERENNIAL PLANTINGS (IF ANY). ANNUAL AND PERENNIAL PLANTINGS
SHALL BE INSTALLED AFTER THE INSTALLATION OF ALL OTHER LANDSCAPE
IMPROVEMENTS HAVE BEEN COMPLETED.
5. SHRUB BEDS TO BE EDGED WITH COMMERCIAL GRADE STEEL EDGE STRIPS WHERE
THEY ABUT SOD AREAS.
6. ALL BERMS, WHERE INDICATED ON DRAWINGS, ARE TO BE CONSTRUCTED
WITH SIDE SLOPES NOT TO EXCEED 3:1.
7. EXISTING PLANT MATERIALS, IF ANY, TO REMAIN AS SHOWN.
8. ALL LANDSCAPED AREAS TO BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND
SPRINKLER SYSTEM. PROVIDE A DRIP SYSTEM IN ALL MULCHED SHRUB BED
AREAS. THE LANDSCAPE CONTRACTOR SHALL DESIGN THE SYSTEM AND SUBMIT

9. IRRIGATION SERVICE LINE SHALL HAVE A SEPARATE BACK -FLOW PREVENTION DEVICE
SEPARATING IRRIGATION SYSTEM FROM THE DOMESTIC WATER SYSTEM. BACK -FLOW
PREVENTER TO BE OF A TYPE APPROVED BY THE CITY OF LONGMONT, LOCATED
DOWNSTREAM OF PROJECT WATER TAP AND METER, AND APPROPRIATELY SIZED.
10. DO NOT PLANT ANY TREES CLOSER THAN 10' FROM ANY UNDERGROUND UTILITY. DO NOT
PLANT ANY TREES WITHIN 10' FROM ANY OVERHEAD ELECTRIC OR TELEPHONE LINE.
11. TURF AREAS SHALL BE SODDED WITH A BLEND OF BLUEGRASS AND TURF -TYPE
TALL FESCUE, OR OTHER BLUEGRASS BLEND AS APPROVED BY ARCHITECT.
12. SEE GRADING AND DRAINAGE PLAN FOR EXISTING AND PROPOSED GRADING.
13. ALL LANDSCAPING, INCLUDING BERMS. ADJACENT TO DRIVES, SHALL BE INSTALLED IN
ACCORDANCE WITH CITY OF FT. COLLINS SIGHT DISTANCE CRITERIA-
