FINAL PLANS
SELECTION CRITERIA: Status = All
ISSUES:
Department: Engineering Issue Contact: Sheri Langenberger
Topic: General
Number:12 Created:8/2/2007 Resolved
[8/21071 Need to better identify the phasing that is proposed. Label them at Phase 1 and
Phase 2. The phase line needs to be behind the row line as both sides of the sidewalk will
need to be built when the road is constructed.
Number:13 Created:8/2/2007 Resolved
[8/2/07] Is the grading to be phased?
Number:14 Created:8/2/2007 Resolved
[8/2/07] Show the utilities as they exist now. Part of the waterline and the northern fire
hydrant is already installed.
Number:15 Created:812/2007 Resolved
[8/2/07] If it is okay with the district it would be in your best interest if you can move the
northern sewer manhole south onto this property. That way you would not have to repave
the roadway to the north.
Number:16 Created:8/2/2007 Resolved
[8/2/07] The Plank plans indicate that the curb return and pan for Fossil Lake Place exists.
If this is true please show this as existing on the plans. If it is existing will it need to be
reconstructed due to the extension of the waterline into the site?
Number:17 Created:8/2/2007 Resolved
[8/2/07] Need to show the emergency access road that exists on the plans. The developer
will need to work with Poudre Fire Authority during construction to make sure that adequate
access is maintained to the northern property during construction.
Number:18 Created:8/2/2007 Resolved
[8/2/07] Revise the plans to show that you will be connecting into the street to the north
rather than ending the road with barricades. Identify that the roadway and sidewalks are to
be tied into existing improvements and show the actual off -site grades of the roadway to the
north (50 ft is all that is needed since it ties to existing).
Number:19 Created:8/2/2007 Resolved
[8/2/07] Need to provide current sidewalk ramp details.
Page 1
Number:20 Created:8/2/2007 Resolved
[8/2/07] All plans (utility, site landscape and plat) need to have the same title.
Number:21 Created:8/2/2007 Resolved
[8/2/07] We will need to do a new development agreement since the legal will change. I
have included an informational sheet for the Development Agreement that I need filled out
and returned.
Number:22 Created:8/2/2007 Resolved
[8/2/07] Please label the buildings on the utility plans (A, B,C... )
Number:23 Created:8/2/2007 Resolved
[8/2/07] Need to show the ramp on the west side of Zielger Road at Fossil Lake Place. This
ramp will need to be built with this project if it doesn't exist. Make sure it is labeled as being
installed.
Number:24 Created:8/2/2007 Resolved
[812/07] The plans need some work to meet the City scanning requirements. Have places
where text are over lines and can not read the text.
Number: 25 Created: 8/2/2007
[8/2/07] See redlines for additional comments.
Number: 31 Created: 9/6/2007
[9/6/07] Please place Phase 1 and Phase 2 loabels on the grading plans.
Number: 32 Created: 9/6/2007

[10/10/07] Technical Services Comments:
Boundaries close.
Missing information on building envelope C, Block 1, Lot 3
Tract B should be a part of a Block to keep in convention with what you are doing with the
rest of the Plat.
Topic: Plat
Number:9 Created:812/2007 Resolved
[8/2/07] Missing the Public Service easements that were previously on the plat.
Number:10 Created:8/2/2007 Resolved
[812/07] Need to place a note on the plat indicating what prior easements are being
vacated. Currently the plat states that this plat is subject to all prior and existing easements.
This means that you will have probably have some easements that will be under your new
building envelopes. If you make a statement that all prior easements are to be vacated and
rededicated with this plat you will need to have Public Service and the Irrigation company
sign the plat to reaccept the new easements being dedicated to them.

Number:11 Created:8/2/2007 Resolved
[8/2/07] Technical Services Comments:
1.Boundaries close.
2.The plat should be named Fossil Lake 4th Filing 1st Replat
3.Minor text line problem, see redlines.
4.Identify on the plat how the streets were dedicated.

Need to use directional ramps at the intersection of Dripping Rock Lane and Shallow Pond
Drive.
23
What happens at the north end of the property at Ziegler Road? If the sidewalk ends here
show a type III barricade at the end of the sidewalk. Type III barricades are also needed at
the north end of the sidewalks on Dripping Rock Lane. The utility plans show the sidewalk
on Ziegler Road ending short of the northern property line. If the sidewalk can not be built
to the northern property line this project will need to put up a cash deposit for the future
construction of this sidewalk.
24
Show sidewalk connection to the sidewalk between lots 6 and 7 to Ledgestone Court.
25
The major walkway spine doesn't seem to quite meet the requirements. Per the code
definition it needs to be within a 35 foot min width area, tree lined, landscaped on both
sides and all parts of the walkway need to be visible from the street.
26
Will need a letter of intent for the off -site easements before this item can be scheduled for a
hearing.

What is in the irrigation easement? Nothing is being shown. Any pipes will need to be
sleeved within the row. Need to provide a design for the irrigation facilities. The design
will need to be approved by the irrigation owner.
28
Is the 9 foot utility and drainage easement along the north property line usable since this
area is also an irrigation easement?
Topic: Plan and Profile
36
Need Curve date.
37
Show the type III barricades needed.
38
Centerline station is required unless a variance would be granted.
39
Centerline profile is required.
40
Provide curb return information, including the PCR station and elevation.
41
Where does the horizontal curve begin in relationship with the vertical curve?
42
Per detail 7-17 the minimum curve length for a 25 mph design is 70 feet. Several curves
are not meeting this.
43
What is the existing grade off -site? Need to provide street design for 500 feet off -site.
44
Need intersection detail/ information for Shallow Pond Drive and Dripping Rock Lane.
45
Indicate that vertical curb and gutter is to be used.
Topic: Plat

47
Need to indicate who is to own and maintain Tract A.
48
Need to provide a drainage easement for the drainage line that is adjacent to Shallow Pond
Drive (only if allowed to remain there).
49
Need to provide emergency access easements for the drive isle area. These need to be only
for the drive isle area and not blanket easements.
50
Are the existing Public Service easements exclusive?
51
Show the off -site easements that will be needed.
52
Need to indicate who the irrigation easement is being dedicated to. They will need to sign
the plat accepting the easement and maintenance of the irrigation facility.
53
The driveways do not meet requirements for high volume driveways. Use standard
driveway cut detail 7-29A.
Topic: Utility Plans
29
Add general note #48
30
Add the note regarding street patching on the appropriate sheets.
31
No more than 500 sqi feet of drainage can sheet flow across the sidewalk from a driveway.
All 4 driveways have areas greater than 500 sq ft flowing across the sidewalk, plus these
will not be high volume driveways so there will not be curb and gutter on the driveway
within the row. Need to show the curb going to 0" in the parking areas prior to hitting the
row. This curb may also need to be outflow gutter. Inflow would direct concentrated flow
onto the sidewalk.
32
What type of fence is along Shallow Pond Drive over the emergency spillway? Will it
impede the spillway flow?
33
Need off -site grade information.
Page 3
34
Need to provide detail 7-29A driveway approach detail.
35
Is roll over curb being provided on site? Just trying to determine if the detail is needed.

have a minimum 2 feet of cover below scarified subgrade to the top of the sleeve.
