NOTES:
1. All plant materials shall be in accordance with A.A.N. specifications for number
one grade.
2. A free permit will be required from the City Forester before any trees are
planted in, pruned or removed from the public right—of—way.
3. All turfgrass areas shall be irrigated with an automatic pop—up irrigation
system. All shrub beds and trees shall be irrigated with an automatic drip or
trickle irrigation system.
4. All landscaping within the public right—of—way and within Tracts A, B do C
shall be installed by the developer and maintained by the Developer until the
Home Owners Association takes over maintenance responsibilities.
5. The irrigation system design must be reviewed and approved by the City
prior to the issuance of a building permit.
6. All trees must be a min. of 10 feet from any water and sewer mains or
services. All shrubs must be a min. of 4 feet from any water and sewer mains
or services. All trees do shrubs must be a min. of 4 feet from gas lines.
7. All topsoil that is removed during construction activity shall be conserved
for later use on landscape areas.
8. Prior to installation of plant materials, areas that have been compacted or
disturbed by construction activity shall be thoroughly loosened. Organic
amendments shall be thoroughly incorporated at a rate of at least 3 cubic
yards of amendment per 1,000 square feet of landscape area.
9. Contractor shall have all utilities located prior to planting. Call
1-800-922-1987 for locates.
10. All landscaping must be installed or secured with an irrevocable letter of credit, escrow
or performance bond for 125% of the valuation of the materials and installation of the
labdscaping as indicated on this plan prior to the issuance of a certificate of occupancy.
11. The Developer shall ensure that the landscape plan is coordinated with the
plans done by other consultants so that the proposed grading, storm drainage,
or other construction does not conflict nor preclude installation and
maintenance of landscape elements on this plan.
12. A free permit must be obtained from the City Forester before any trees or
shrubs as noted on this plan are planted, pruned or removed in the public
right—of—way. This includes all areas between the sidewalk and curb and street
medians. This permit shall approve the location and species to be planted.
Failure to obtain this permit may result in replacing or relocating trees and a
hold on certificate of occupancy.
13. The developer shall contact the City Forester to inspect all street tree
planting at completion. All trees need to have been installed as shown on the
landscape plan. Approval of street tree planting is required before final approval.
Failure to obtain approval by the City Forester for street tree planting shall result
in a hold on certificate of occupancy.
