Offsite Improvement Variance
Dear Cam:
By this letter, we are requesting a Variance from the requirements outlined in City of Fort Collins
Land Use Code 3.3.2F relating to offsite improvements required for Preliminary Development Plan
Applications. We are requesting a variance from all offsite improvements required by this standard
as follows:
The proposed development is a lot split of a seven acre parcel into a 4.6 acre and a 2.4 acre
building site. An existing home will remain on the 2.4 acre parcel and the larger 4.6 acre
parcel will become a new building site.
2. The Tefft Acre Subdivision was developed in Larimer County in the 1960's as a large lot estate
area.
3. The subdivision is of rural character with all infrastructure in place.
4. The area is currently developed with large estate type residential structures with horse facilities
and pasture areas.
5. The existing roadway is a paved rural street section with roadside ditches to accommodate
utilities and drainage. This facility provides adequate transportation infrastructure for this type
of development.
