Dear Kerrie,
This is a response to your review comments concerning the final utility plans for Swallow Townhomes
P.U.D. This response will also address general discussion items which may not specifically associate to
the plan comments. Comments are addressed according to each sheet of the original reviewed plan set
and your written comments.
GENERAL ITEMS:
The existing "strip" south of the Swallow Townhomes P.U.D. site is a 25' tract which was originally
dedicated with the Wagon Wheel Filing No. 1 plat as an irrigation ditch right-of-way. This tract is
owned by the City of Fort Collins. The Swallow Townhomes P.U.D. plat does not incorporate this
strip and it will not incorporate this strip. The land under consideration for this P.U.D. is accurately
defined haled on the results a survey by a Professional Land Surveyor and current title information.
We will provide easement dedication packages to Engineering and Storinwater Utility under separate
cover for your review. Easements will be required for grading on the property to the west of
Swallow Townhomes P.U.D. as well as on the City of Fort Collins property south of Swallow
Towuhomes P.U.D-
FINAL PLAT:
T The 25' "strip" south of Swallow Townhomes P.U.D. has been added to the plat for clarification. It
is clearly labeled. The owner is the City of Fort Collins.
The second driveway will be for emergency access, but may be utilized for pedestrian access as well.
A specific easement has not been defined.
An easement has been defined adjacent to West Swallow Road for the detached sidewalk located on
private property. Because of the existing utilities adjacent to the right-of-way and the sidewalk, the
casement has been labeled as a utility, pedestrian and sidewalk easement.
Mapping had asked the question "How were West Swallow Road and Shields Street dedicated. We
have attached that documentation to your response letter. Please provide Mapping with this data if
they are still interested.
UTILITY PLANS:
We are incorporating an EXISTING CONDITIONS PLAN which identifies the existing conditions
based oil a survey by RIL Surveys; RJI_ Project No: 1061; survey dated 11/21/96. The existing
conditions plan is for reference only and has been provided for clarity.

UTILITY PLANS:
T The detached sidewalk has been redefined to provide a minitnum centerline radius of 60'. The radius
has been labeled on the BUILDING LOCATION_ AND MASTER_ IMPROVEMENTS _PLAN.
Dimensions of the detached sidewalk and the parkway strip adjacent to West Swallow Road have
been provided on the BUILDING LOCATION AND MASTER IMPROVEMENTS PLAN.
