Utility Plan Comments
♦ This was a very good first submittal!
♦ In general your lines need to be darker so that the utility plans can be scanned into the computer.
Cover Sheet; Sheet I of 10:
♦ Please revise general notes as redlined.
Overall Utility Plan; Sheet 2 of 10:
♦ Stoney Creek Drive has a new surface and will need a complete asphalt overlay. The general limits
of the overlay should be shown on the utility plans. In addition, a penalty fee will be assessed.
♦ Please show the removal and reconstruction at the Stonegate Drive/ Timberline Road intersection.
♦ Add the following note to your note # 1:
All streets cuts, curb & gutter and sidewalk removal, and the repair & reconstruction of the
aforementioned shall be done in accordance with the city's "Street Repair and Reconstruction
Standards and Standards and Guidelines". The city inspector and/ or the City Engineer shall have
final authority in regard to the limits of the street repair.

♦ In is my understanding from the Stormwater Utility that existing storm sewer adjacent to Timberline
Road extends further north. How does the location of this storm sewer effect the placement of street
trees along Timberline Road?
Stonegate Drive Plan & Profile; Sheet 5 of 10:
♦ All cross pans should have a minimum slope of 0.6% (Street Design Manual Section 1.02.03.12e)
♦ The minimum cross slope from the lip of the median should be 2.0% (Street Design Manual Section
1.02.03.14b).
Timherline Road Median Plan; Sheet 6 of 10:
♦ Please provide more detail on the cross sections and at 50-foot intervals (see redlines).
♦ The existing grades along the centerline should be shown for the median.
♦ Please verify that the signing and striping plan is acceptable to Traffic Operations.
Street Details; Sheet10 of 10:
♦ Show a directional ramp detail.
♦ Show details D-15, D-17 and D-20.
Site and Landscape Plan Comments:
♦ The parking stall setback for Stonegate Drive should be a minimum of 40 feet.
♦ Let's discuss a sidewalk connection through the detention pond. Also, provide a sidewalk
connection along the private drive to the north.
♦ All internal sidewalks with parking stalls less than 19 feet should be a minimum of 6 feel in width.
♦ Please add a note to the landscape plan specifying the exact location of the street trees along
Timberline Road. Also, see comment above about the storm sewer location and how that effects the
street trees.

10'. Which is correct?
All of the sidewalks show horizontal shifting, but on the plan view show up as
consistently lining up with the edge of ROW.
