OVERALL UTILITY PLAN
• IT IS NOT "SITE" DISTANCE, BUT SIGHT DISTANCE EASEMENTS.
• I HAVE SHOWN THE SIGHT DISTANCE EASEMENTS NECESSARY BASED ON A 300 FOOT
SIGHT DISTANCE LENGTH. SEE NOTE ABOVE REGARDING SIGHT DISTANCE LENGTHS, THE
USE OF 300 FEET NEEDS TO BE JUSTIFIED IF IT IS TO BE USED.
• IT APPEARS THAT AN OFFSITE SIGHT DISTANCE EASEMENT IS NEEDED TO THE NORTH.
THAT WILL NEED TO BE PROVIDED AT THE TIME OF FINAL REVISIONS (SINCE FINAL IS

• Modify the Sight Distance Easement Restrictions language to the more current language.
• Add the recently adopted note regarding Notice of Other Documents and revise the Sight
Distance Easement Restrictions note. (see attached)
• Replace all occurrences of "Director of Engineering" with "City Engineer".
Utility Plan
• The fire hydrant on the cul-de-sac of Madison Creek Drive should be relocated outside of the
sidewalk within the utility easement.
• Replace all occurrences of "Director of Engineering" with "City Engineer".
• Note the existing sidewalk on Sheet 2.
• Please provide a separate street section for Madison Creek Drive. It is difficult to read
combining the "typical street section' with Madison Creek Drive.
Site Plan and Landscape Plan
• The fire hydrant: on Coral Creek Court is incorrectly shown on the site plan as being located
on the sidewalk. Relocate the fire hydrant behind the sidewalk (as correctly noted on the
utility plan.)
• The fire hydrant on the cul-de-sac of Madison Creek Drive should be relocated outside of the
sidewalk within the utility easement.

ALL PERSONS TAKE NOTICE THAT THE DEVELOPER AND/OR OWNER HAS
EXECUTED CERTAIN DOCUMENTS PERTAINING TO THIS DEVELOPMENT WHICH
CREATE CERTAIN RIGHTS AND OBLIGATIONS OF THE DEVELOPMENT, THE
DEVELOPER AND/OR SUBSEQUENT OWNERS OF ALL OR PORTIONS OF THE
DEVELOPMENT SITE, MANY OF WHICH OBLIGATIONS CONSTITUTE PROMISES
AND COVENANTS WHICH RUN WITH THE LAND. THE SAID DOCUMENTS MAY
INCLUDE. WITHOUT LIMITATION, THE DEVELOPMENT AGREEMENT, SITE AND
LANDSCAPE COVENANTS, FINAL SITE PLAN, FINAL LANDSCAPE PLAN, AND

Sight Distance Easement — The sight distance easement is an easement required by the City at
some street intersections where it is necessary to protect the line of sight for a motorist needing
to see approaching traffic and to react safely for merging their vehicle into the traffic flow. The
following are requirements for certain objects that may occupy a sight distance easement for
level grade:
(1) Structures and landscaping within the easement shall not exceed 24 inches in height with the
following exceptions:
(a) Fences up to 42 inches in height may be allowed as long as they do not obstruct the line
of sight for motorists.
(b) Deciduous trees may be allowed as long as all branches of the trees are trimmed so that
no portion thereof or leaves thereon hang lower than six (6) feet above the ground, and
the trees are spaced such that they do not obstruct line of sight for motorists. Deciduous
trees with trunks large enough to obstruct line of sight for motorists shall be removed by
the owner.
For non -level areas these requirements shall be modified to provide the same degree of visibility.

Utility Plans
• Sidewalk exists along the southeast portion of this site. The utility plans should be revised to
show the existing; sidewalk.
• If the 51h Filing of Stetson Creek does not have Madison Creek Drive fully constructed to this
site at the time of this development, this site shall improve Madison Creek Drive to tie into
the nearest existing public street improvements.
• Provide details for access ramps and additions to existing sidewalks.
• The 5`h Filing of Stetson Creek will be required to provide a detached sidewalk for its portion
of Madison Creek Drive. The sidewalk along Madison Creek Drive internal to this site
should continue as detached. Curb and gutter type should also match with the 5"h Filing.
• Approximate location of sight distance easements necessary based on a 400-foot sight
distance length have been noted and should be added to the utility plans.
Final Plat
• Sight Distance Easements need to be added to the plat.
• The final plat for Stetson Creek, 51h Filing should record prior to the recordation of this Plat
Map to ensure legal access for lots 23-35.
• The City has adopted new plat language. The plat should be revised accordingly.
